Maintenance Supervisor

About the role

We are seeking a Maintenance Supervisor for an apartment community in Jacksonville, Florida. A general knowledge of apartment maintenance is required.

Responsibilities

• Oversee the upkeep of the property, including making ready apartments, managing work order tickets, and handling on-call maintenance emergencies
• Supervise and motivate a maintenance team, delegating responsibilities effectively
• Schedule and complete preventative maintenance projects in a timely manner
• Perform all required safety inspections (weekly and monthly) on schedule
• Attempt all repairs in-house
• Complete turnover work in vacant apartments (painting, cleaning, maintenance items, etc.)
• Address all service requests promptly (typically within 24 hours), including plumbing, heating, electrical, HVAC, carpentry, key & lock, painting, landscaping, roofing, glass/window screen repair & replacement, and appliance repair
• Maintain daily curb appeal by removing trash, inspecting sprinkler lines, and controlling weeds; report grounds issues to the maintenance supervisor for landscape crew follow-up
• Respond to emergency calls according to the service request priority system (including evenings, weekends, and holidays)

Requirements

• Valid driver’s license and reliable vehicle
• HVAC certification
• 3–5 years of experience
