Maintenance Supervisor

About the role

Under the immediate supervision of the Community Manager, the Maintenance Supervisor is responsible for all aspects of maintenance and repairs at an apartment community.

Responsibilities

• Manage staff and oversee all workload duties
• Ensure work orders and make-readies are completed in a timely manner
• Coordinate with the Community Manager to complete projects and work orders efficiently
• Perform minor electrical maintenance (e.g., replacement or repair of fixtures such as wall switches, outlets, bulbs, ballasts, sockets, fuses, minor appliances, and cords)
• Perform minor plumbing maintenance (e.g., repair leaks in drains and faucets, unclog drains, add new lines)
• Perform minor painting, carpentry, and masonry work (e.g., surface preparation, painting, staining, hanging doors, fitting locks and handles)
• Maintain, repair, and replace HVAC systems; diagnose problems, replace or repair parts, test, and make adjustments
• Schedule and complete preventative maintenance programs
• Read and interpret equipment manuals to perform required maintenance and service
• Respond to emergency situations during and after hours
• Work flexible hours
• Comply with safety regulations and maintain clean and orderly work areas
• Complete other tasks as directed and assigned

Requirements

• HVAC certification
• Advanced trade experience in maintenance
