Essential Functions

• Report to the Administrator regarding the physical and structural conditions of center and the status of work in progress.
• Perform all assigned tasks in a professional manner to reflect the highest integrity of the Maintenance Department.
• Monitor departmental staff matters to include interviewing and hiring of new staff, training, evaluating work performance, promotion, counseling, discipline, and termination.
• Develop, evaluate, and implement: departmental policies and procedures, goals and objectives, and standards of work for the maintenance and repair of medical equipment, buildings and building systems.
• Participate in the development and application of standards of quality and productivity for the Maintenance Department.
• Administer and implement the maintenance program to ensure uninterrupted operation of the entire center.
• Coordinate the repair of equipment or recommend the replacement of or additions to equipment or center as necessary.
• Work closely with other departments and administration; negotiate priorities, plan work schedules, make job assignments, order needed materials, supplies and parts.
• Schedule and supervise maintenance repair work, alterations, remodeling, minor construction and the checkout, installation and servicing of mechanical and electrical equipment and building systems.
• Maintain an inventory of parts and supplies to maximize the operational readiness of hospital building systems and equipment with due respect to the limitations of cost, regulations, and relative priorities.
• Responsible for developing the annual operating budget, which includes staff, equipment, materials, and supply needs; monitor budget after adoption.
• Have knowledge of fire alarm and signal system; administer and implement the preventive maintenance program of the fire alarm system according to National Fire Prevention Association (NFPA) criteria.
• Responsible for the development of policies and procedures relative to fire and safety.
• Maintain staff files and records, audits time cards and prepares statistical and operating reports.
• Have knowledge and observance of safety precautions.
• Other duties as assigned.

Qualifications

• High school diploma or general equivalency is required
• 1 year of experience is preferred
• Experience in institutional maintenance is preferred
• Must be able to operate a vehicle
• Moderate computer skills
• Ability to read, write, and speak the English language
• Organization and management skills
