Maintenance Supervisor
About the role
The Maintenance Supervisor position at The Palmer, our property in San Juan Capistrano, CA, is available to work a flexible schedule including weekends, overtime, and on-call duties. The ideal candidate should have 2-3 years of experience in apartment maintenance, a high school diploma or GED equivalent, and intermediate to advanced vendor relations knowledge.
Responsibilities
- Serve as the primary point of contact for maintenance issues and coordinate with vendors for immediate resolution.
- Ensure the property meets safety, appearance, and operational standards by overseeing maintenance personnel and vendors.
- Maintain the purchase order system and budget control to minimize costs while maintaining property quality.
- Organize and supervise service team personnel and vendors to ensure timely and accurate completion of maintenance and grounds work according to company standards.
- Coordinate unit prep vendors and monitor progress for move-in preparations, and conduct move-out walk-throughs with property staff and residents as needed.
- Ensure property conditions are satisfactory daily, including trash management, building upkeep, stair maintenance, stucco care, amenity cleanliness, and more.
- Adhere to the company's safety program and perform all duties safely.
Requirements
- Available to work a flexible schedule, including weekends, overtime, and on-call duties.
- Must have a high school diploma or GED equivalent.
- Intermediate to advanced level of vendor relations knowledge and experience in various aspects of apartment and preventative maintenance.
- Experience with mechanical maintenance, including appliances, plumbing, carpentry, electrical, HVAC, painting, and drywall.
- Preferred HVAC and EPA certifications.
- Required to work on-call duty, weekends, and may need to live on-site.
- Must be able to communicate effectively in English.
Pay
The pay range for this position is $27.00- $29.00 per hour, with the option to receive on-site housing.
