INLIVIAN is seeking a hands-on Maintenance Supervisor to oversee operations, lead a team, and ensure our communities remain safe, high-quality, and well-maintained. Your leadership helps make this mission a reality, every single day.
Responsibilities
- Supervise, train, and support maintenance staff while serving as a working lead
- Plan, schedule, and oversee daily maintenance operations and work orders
- Perform and oversee repairs in HVAC, plumbing, electrical, carpentry, and more
- Manage preventive maintenance programs and ensure HUD/REAC compliance
- Coordinate with vendors, contractors, and internal teams
- Conduct inspections, identify issues, and ensure timely resolution
- Support budgeting, materials management, and cost control efforts
- Respond to emergencies and oversee after-hours maintenance needs
Requirements
- Bachelor's degree or 5+ years of relevant maintenance experience
- Strong knowledge of HVAC, electrical, plumbing, carpentry, and general maintenance systems
- Proven leadership or supervisory experience
- Knowledge of HUD standards, safety regulations, and property maintenance compliance
- Ability to read blueprints, manage projects, and prioritize multiple tasks
- Strong communication, problem-solving, and organizational skills
- Valid NC or SC driver's license
Qualifications
- A Bachelor's degree or five (5) years experience in any equivalent combination of education, training and experience which, in the sole determination of the INLIVIAN, provides the required knowledge and abilities considered sufficient.
- Must obtain Certified Apartment Maintenance Technician (CAMT) and Fair Housing Certification within eighteen (18) months of employment. Annual updates for the Fair Housing Class are hosted by the Housing Authority.
Skills
- Work requires supervising and monitoring performance for a regular group of employees or department including input on hiring/disciplinary action and work objectives/effectiveness, performance evaluations, and realigning work as needed.
- Must have a working knowledge of all aspects of HVAC, electrical, carpentry, plumbing, landscape, roofing and pest control.
- Thorough knowledge of the trade skills, methods, materials, tools and equipment used in maintaining dwelling and non-dwelling facilities.
- Thorough knowledge of federal, state, and local laws, regulations, regulations pertaining to public housing authorities as they relate to maintenance of INLIVIAN properties.
- Working knowledge of mathematical calculations and the principles, practices, and techniques of cost estimating and budgeting.
- Advanced ability to read and understand advanced literature, books reviews, technical journals, financial reports, and legal documents.
- Must be skillful in prioritizing, problem solving, formulation, reasoning, analyzing and proofreading.
- High level of communications skills.
- Computer skills (Excel, Word, Yardi etc.).
- Must have an understanding of Life Safety Code and OSHA regulations.
- Ability to interpret complex laws, codes, and regulations.
- Ability to read and interpret blueprints/shop drawings, plans, and specifications.
- Ability to conduct safety and property inspections.
- Must be able to establish and maintain effective working relationships with other INLIVIAN employees, subordinates, residents, contractors, vendors, and other persons outside the INLIVIAN.
