About the role
The Maintenance Supervisor ensures the physical aspects of the community meet company standards for safety, appearance, and financial goals.
Responsibilities
- Prepares all market-ready apartments, including painting, carpet cleaning/repair, general repairs, and housekeeping.
- Completes resident service requests in a timely manner to support resident retention.
- Leads a team to maintain grounds, pools, and common areas, keeping them clean, free of trash, debris, and safety hazards.
- Performs on-call emergency procedures as required.
- Reports maintenance issues affecting the budget, such as life safety, vacant repairs, property damages, and common-area needs to the manager.
- Schedules and performs preventative maintenance, recording all activities.
- Provides superior customer service and represents the company professionally at all times.
- Maintains a professional, courteous attitude when dealing with residents, coworkers, and the public.
Requirements
- HVAC Certification (Required).
- EPA Certification (Required).
- CPO Certification (Required).
- Knowledge of maintenance functions, including plumbing, pool maintenance, air conditioning, heating, carpentry, appliance repair, electrical, painting, caulking, scheduling, and life safety issues.
- Ability to supervise employees and manage projects.
- Capable of staying within budgetary guidelines and identifying cost-saving opportunities.
- Knowledgeable of state, local, and federal housing laws, codes, policies, and systems related to maintenance.
- Strong organizational and time-management skills.
Physical Demands
- Frequently lifts and carries up to 45 lbs; occasionally lifts and carries up to 80 lbs.
- Pushes and/or pulls up to 200 lbs with a dolly (e.g., appliances, AC unit, water heater).
- Frequently bends, stoops, climbs stairs, kneels, balances, reaches above shoulder height, walks, and twists.
- Normal range of vision, hearing, and speech required.
- Moves objects between floors.
Pay
Starting pay at $30 per hour, plus a monthly bonus.
