About the Role

The Maintenance Supervisor oversees the day-to-day maintenance operations of an assigned property, ensuring the physical aspects meet the Company’s standards and applicable laws. This role includes quality control, purchasing, supply management, budgeting, risk management, and personnel administration.

Responsibilities

  • Coordinates day-to-day maintenance operations of the property.
  • Assists the Community Manager with interviewing and hiring maintenance staff.
  • Directs and supervises the maintenance team, including planning work schedules, assigning tasks, monitoring progress, and appraising performance.
  • Consults with the Community Manager on associate performance actions, such as raises, promotions, discipline, and terminations.
  • Schedules, monitors, and performs semi-annual preventative maintenance and apartment turns.
  • Leads on-site maintenance staff in diagnosing and repairing HVAC, electrical, plumbing, swimming pool, carpentry, drywall, appliances, and other areas.
  • Manages and responds to resident maintenance issues promptly and professionally.
  • Inspects apartments before and after move-in/move-out and after apartment turns.
  • Performs regular property inspections to maintain cleanliness and identify problems proactively.
  • Ensures swimming pool and fitness areas are inspected daily.
  • Manages vendor selection, relations, and contractor oversight for quality performance.
  • Obtains bids from contractors and oversees their work for completeness.
  • Purchases maintenance supplies while controlling expenses through competitive bidding.
  • Reviews, prepares, and submits property invoices accurately and in accordance with guidelines.
  • Communicates with the Community Manager regarding overall maintenance functions.
  • Ensures excellent customer service for prospective and current residents, promoting a quality living experience.

Requirements

  • High School diploma or equivalent.
  • Minimum 3 years of experience in property management maintenance, building maintenance, or a related trade.
  • Current driver’s license and automobile insurance.
  • EPA Certification, Type I and II.
  • CPO certification (pool).
  • HVAC Certification.
  • Other licenses and/or certifications as required by state law.

Skills

  • Ability to read, write, and communicate in English.
  • Working knowledge of Microsoft Word, Excel, and property management computer tracking systems.
  • Proficiency with general office equipment (telephone, fax, printer, copier, key tracking system).
  • Excellent customer service and interpersonal skills.

  • Strong organizational and time-management skills.
  • Ability to perform basic mathematical functions.
  • Understanding of federal fair housing laws and local housing provisions.

Other Requirements

  • Must maintain a professional appearance and comply with the prescribed uniform policy.
  • Must adhere to all safety regulations, including the use of back braces, safety goggles, and gloves when appropriate.
  • Regular and consistent attendance; overtime may be required.
  • Ability to work weekends and non-traditional holidays.
  • Must be reachable via phone or pager, except during approved time off.
  • Availability for on-call work due to staffing shortages.
  • Willingness to participate in social media content creation as needed.
  • Some travel may be required.

  • Standing, walking, and/or sitting for extended periods.
  • Frequent climbing, reaching, and use of fingers.
  • Moderate stooping, kneeling, crawling, pushing, pulling, and lifting.
  • Substantially recurring movement of fingers, hands, wrists, legs, and feet.

  • Ability to judge distances and spatial relationships.
  • Ability to identify and distinguish colors and odors.
  • Ability to lift and/or move over 100 pounds.
  • Ability to use standard maintenance equipment.

  • Ability to tolerate stressful situations.
  • Ability to work under moderate supervision.

Work Environment

  • Exposure to hot, cold, wet, humid, or windy conditions (temperatures vary by region).
  • Exposure to noise, vibrations, atmospheric conditions, and confined or restricted spaces.

Hazards

  • Potential exposure to communicable diseases through frequent public contact.
  • Possible exposure to short-tempered or aggressive individuals.
  • Potential exposure to chemicals, electrical shock, heights, mechanical parts, fire, and radiation.

$1,000 sign-on bonus.
