About the Role
We are seeking a strong Maintenance Supervisor with outstanding knowledge of building trades, cleaning procedures, and maintenance of apartment rental units and public areas at one or more multifamily residential communities. The successful candidate will oversee maintenance and repairs of electrical, plumbing, HVAC, carpentry, drywall, painting, and other building systems, while training staff and ensuring facilities operate smoothly and safely.
Responsibilities
- Inspect facilities periodically to determine problems and necessary maintenance.
- Prepare weekly maintenance schedules and allocate work.
- Provide quick and courteous response to resident requests for maintenance service, including directing maintenance technicians and/or completing service requests hands-on.
- Supervise and train maintenance technician(s).
- Participate in recruitment, selection, and training of maintenance staff.
- Lead and train the team by example.
- Troubleshoot and repair or restore service within company quality and time standards.
- Hire and supervise tradesmen (electricians, plumbers, etc.) for installations, repairs, or maintenance.
- Inspect and maintain building systems (heating, ventilation, etc.).
- Contribute to the development of the maintenance budget and ensure compliance.
- Monitor inventory of materials and equipment.
- Participate in coordination of projects (e.g., renovations).
- Ensure adherence to quality standards and health and safety regulations.
- Perform other duties as assigned.
Requirements
- Adherence to the company’s vision and values in all aspects of the job.
- 10+ years of experience as a maintenance technician and/or minimum of 5+ years in a supervisor role.
- Strong technical knowledge of all building systems (electrical, plumbing, general carpentry, and HVAC).
- CFC certification with a minimum of Type 2.
- Knowledge of health and safety practices and regulations.
- Understanding of budgeting and performance management.
- Excellent planning and leadership abilities.
- Attention to detail.
- Proficiency in basic computer skills (emails, purchase order entries).
- Excellent communication and interpersonal skills.
- High school diploma; vocational school degree a plus.
- Professional certifications (e.g., CMRP or HVAC certified) preferred.
Physical Requirements
- Ability to traverse property and facility to diagnose building issues and plan repairs or maintenance.
- Physically able to perform repairs when needed.
- Able to climb ladders, bend, or crawl into awkward spaces.
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift up to 75 pounds at a time.
Pay
The compensation for this position ranges from $65,000–$74,000 ($31.25–$35.58/hr), commensurate with qualifications and experience. This is a full-time, non-exempt position eligible for overtime pay for hours worked in excess of 40 in a given workweek.
