Position Summary

The Service Director oversees and performs technical and mechanical work to ensure that interior and exterior buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance‑related tasks.

Essential Duties and Responsibilities

  • Assist with and complete work orders generated from resident requests, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Oversee and complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
  • Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas.
  • Periodically inspect work performed by service team members and by contractors/vendors to assess effectiveness, ensure quality, and develop corrective action plans as needed.
  • Maintain adequate inventory of spare parts and maintenance materials; collaborate with the Community Director to order supplies and tools within budgetary guidelines.
  • Assist the Community Director in developing budgets for regular repairs, maintenance, and capital expenses; support cost‑cutting programs by fixing rather than replacing parts when possible.
  • Complete monthly preventative maintenance procedures.
  • Conduct regularly scheduled safety meetings, keep MSDS sheets current and accessible, and stay up‑to‑date on OSHA and other safety regulations to ensure property compliance.
  • Demonstrate customer service skills by treating residents and others with respect, responding promptly to questions and complaints, and assigning work orders efficiently and urgently.
  • Follow established policies and procedures, monitor compliance with regulatory requirements and organizational standards, and report violations.
  • Schedule and perform minor and routine maintenance on equipment; inspect and maintain tools in excellent condition.
  • Conduct routine property inspections to identify safety and risk concerns, communicate physical needs to appropriate individuals, and document findings.
  • Complete documentation and paperwork promptly and accurately to track service requests.
  • Identify areas for improvement and suggest enhancements to increase property efficiency, profitability, and productivity.
  • Stay abreast of industry trends by attending training classes, apartment association meetings, and other events.

Schedule

This position is scheduled for 40 hours per week. Typical site hours are 9:00 am – 6:00 pm Monday‑Friday, 10:00 am – 5:00 pm Saturday, and 1:00 pm – 5:00 pm Sunday. The Service Director must be flexible, including taking “call” during evenings, weekends, and holidays, and must be able to perform essential functions unaccompanied.

Qualifications

  • Education/Experience: High school diploma or GED required; college or technical degree preferred. 2‑3 years of apartment maintenance experience or equivalent. Demonstrated safe use of hand tools, power tools, mechanical equipment, and measuring devices. Working knowledge of OSHA standards and MSDS regulations.
  • Language Ability: Ability to read, write, and communicate effectively to represent management, act as first point of contact, and answer policy‑related questions.
  • Math Ability: Ability to perform basic arithmetic with numbers, decimals, and fractions for maintenance duties.
  • Reasoning Ability: Ability to apply logical thinking to define and correct problems, follow written, oral, or diagram instructions, and handle multiple concrete variables in standardized situations.
  • Computer Skills: Proficient with internet, word processing, spreadsheet, and database programs; property management system experience preferred.
  • Certificates and Licenses: EPA Type I & II or Universal refrigerant recycling certification; valid Certified Pool Operator or Certified Spa and Pool Operator certificate; all state and local certifications as required; valid driver’s license.
  • Supervisory Responsibilities: Proven ability to lead, direct, and oversee the maintenance process performed by Service Team members.

Work Environment

The Service Director works both inside and outside apartment buildings and in all areas of the property, including amenities. Frequent exposure to outdoor elements (temperature extremes, weather, odors, and landscape conditions) is expected. The role may involve travel to assist other properties, attend training, or attend business meetings.

Physical Demands

The position requires regular use of hands for handling objects, typing, and feeling objects; frequent standing, walking, reaching, climbing, stooping, and squatting. Must access all interior and exterior areas of the property, operate golf carts where applicable, walk extended distances, and navigate stairs daily. Must be able to push, pull, lift, or carry up to 50 lb independently and up to 150 lb with assistance. Vision requirements include close, distance, color, peripheral, depth perception, and focus adjustment. The role demands work in all weather conditions (rain, snow, heat, hail, wind, sleet).
