Maintenance Supervisor

Schedule: Tuesday - Saturday (flexible) Responsibilities Troubleshoot work orders daily for residents, prioritizing the service requests and ensuring they are completed in a timely fashion. Prepare vacant units for new residents, ensuring that the unit meets the company standards/checklistMaintain the exterior grounds of the property and conduct seasonal duties such as cleanup or pool maintenanceConduct walk-throughs of the entire property to ensure everything is in working order; if not, take the appropriate steps for documenting and correctionPlumbing and painting will be required among the maintenance responsibilitiesPrepare for inspections under the direction of the Maintenance Supervisor or Property ManagerSchedule outside contractors for projects, if necessary, under the direction of the Maintenance Engineer or Property ManagerClean and supply designated building areas (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning, etc.) as neededSchedule and execute annual inspections needed on the property as needed, including but not limited to fire extinguishers, life safety systems, elevator, and any other annual inspections required by the city or stateAttend staff meetings and complete virtual trainings as required or requestedOther responsibilities as assigned by the Maintenance Supervisor or Property Manager Requirements At least 1 year of residential Maintenance experienceHigh School diploma or equivalentAbility to read and write English, follow verbal instructions, and use simple mathHVAC experience required; HVAC certification is a plusExperience with Microsoft Office productsExcellent time management and problem-solving skillsStrong personal skills to interact with tenantsIt is essential to be safety-conscious as there is exposure to moving mechanical parts, fumes/airborne particles and risk of electrical shockCPO (Certified Pool & Spa Operator) certification is a plus - Prior pool maintenance experience preferred Physical demands: Walking, standing, sitting, crouching, crawling, and climbing are necessary throughout the day. May be exposed to various weather conditions when working on the exterior of the property. It may be necessary to lift weights up to 100 poundsOn Call availability: Our on-call schedule rotates, so we need someone who is flexible and willing to participate in a rotation that may be one week on/one week off or two weeks on/two weeks off, depending on the schedule Benefits Including medical, dental, and vision insurance401(k) with employer matchPaid time off, sick leave, and paid holidays.
