Maintenance Supervisor

FLATS LLC, a ProperXPM company, is seeking a skilled Maintenance Technician to join our team and help maintain our 202-unit apartment community in Pilsen. This role is ideal for someone with hands-on maintenance experience in residential properties who takes pride in their work and enjoys being part of a team that delivers high-quality living spaces.

Responsibilities

  • Complete assigned maintenance work orders promptly and effectively
  • Perform maintenance tasks in vacant units to prepare them for new residents ("apartment turns")
  • Maintain common areas of the building, including hallways, lobbies, laundry rooms, and amenities
  • Conduct pool and seasonal amenity maintenance, including cleaning and basic equipment checks
  • Identify and resolve minor plumbing and electrical issues
  • Perform light carpentry, painting, drywall repairs, and general building repairs
  • Conduct routine preventive maintenance on equipment and systems
  • Maintain the property's exterior, including trash pickup and snow removal
  • Respond to on-call, after-hours maintenance emergencies on a rotating schedule
  • Maintain a clean and safe work environment, ensuring all areas meet safety standards
  • Collaborate with the Property Manager and other team members to ensure timely completion of tasks
  • Provide excellent customer service to residents and guests during maintenance visits

Requirements

  • Proven experience in apartment or building maintenance, or a related trade
  • Basic knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair
  • Ability to use hand and power tools safely and effectively
  • Strong problem-solving skills and attention to detail
  • Reliable, punctual, and self-motivated
  • Ability to work independently and as part of a team
  • High school diploma or equivalent preferred
  • Must be able to lift up to 50 lbs and perform physical tasks (climbing ladders, bending, kneeling, etc.)
  • Valid driver's license and reliable transportation required

Schedule

  • Monday - Friday from 7:30am - 3:30pm
  • Required to be available to respond to emergencies after hours
