Description

Are you a hands-on maintenance leader who takes pride in developing people, solving problems, and delivering an exceptional resident experience? As Maintenance Supervisor, you are responsible for leading the maintenance operation at your community or communities. While remaining an active, hands-on technician, you will supervise the maintenance team, establish accountability, coordinate daily operations, and partner closely with the Property Manager to deliver an exceptional resident experience. This role blends technical expertise with leadership and operational oversight to ensure the property is safe, well maintained, and operating efficiently.

What will you do?

  • Oversee the day-to-day maintenance operations for assigned property or properties while directly performing a wide range of maintenance repairs.
  • Serve as the primary maintenance partner to the Property Manager, proactively communicating priorities, staffing needs, property concerns, resident issues, and project updates to ensure alignment between maintenance and leasing operations.
  • Perform a variety of maintenance work including plumbing, appliances, electrical, mechanical, HVAC, and minor roofing repairs; determine when specialized work should be outsourced to qualified vendors.
  • Lead, coach, support, and hold accountable one or more maintenance technicians by providing training, troubleshooting assistance, work prioritization, regular feedback, and opportunities for professional growth.
  • Lead by example by maintaining high standards for safety, quality, customer service, and productivity while working alongside the maintenance team.
  • Partner with the Regional Maintenance Manager to execute preventative maintenance programs, maintain safety standards, oversee capital projects, and manage maintenance expenses.
  • Aid the Property Manager in selecting, coordinating, and evaluating third-party vendors.
  • Oversee apartment turns, including direct participation in unit preparation, coordinating subcontractors, obtaining bids, and completing small renovation projects.
  • Maintain maintenance expenses and identify opportunities to improve operational efficiency while managing costs responsibly.
  • Deliver exceptional customer service by responding promptly to maintenance requests, communicating effectively with residents, and accurately documenting work performed, time, and expenses.
  • Conduct regular property inspections to identify safety concerns, preventative maintenance needs, and opportunities to improve the appearance and condition of the community.

Requirements

  • Minimum of 4 years of maintenance experience, with at least 1 year in residential maintenance, property management, or the real estate industry.
  • One year of people management experience (preferred).
  • HVAC certification (preferred).
  • A High School Diploma or GED.
  • A valid Driver’s License with at least 2 years of driving history and the ability to successfully pass MVR background requirements according to company insurance driving policy.
  • Proficiency with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to change.
  • Superior attention to detail, high energy, and a positive attitude.
  • Ability to work independently as well as to work closely with other team members.
