About the Role
A.J. Dwoskin & Associates, Inc. is a leader in managing commercial and residential properties throughout the Northern Virginia region. They have over 28 properties with a mission to provide exceptional service to their residents, commercial tenants, and support the local communities. We are seeking a Maintenance Supervisor to oversee the day-to-day maintenance, life-safety systems, tenant coordination, and curb appeal of commercial retail centers within the property portfolio. This is a direct hire opportunity based in Fairfax, VA paying $85,000-$95,000 per year.
Responsibilities
- Hire, supervise, train, and schedule Porter staff; conduct regular site visits and check-ins.
- Manage staff vacation coverage; arrange temporary staffing or vendor labor as needed.
- Approve Porter supply requests and manage weekly timesheets.
- Lead performance management initiatives, including employee evaluations and coaching.
- Solicit, obtain, and track contractor proposals for repairs and improvements.
- Manage vendor relationships for landscaping, pest control, and other services.
- Dispatch and oversee contractors for elevator, sanitary-line jetting, and specialty services.
- Monitor tenant compliance with lease requirements and enforce rules.
- Serve as on-site point of contact for fire alarm incidents, coordinate with law enforcement, and respond to emergencies.
- Identify capital deficiencies during inspections and escalate.
- Diagnose leak sources and direct remediation efforts.
- Inspect roofs, monitor storm water contamination, and coordinate cleaning services.
- Direct snow and ice removal operations during winter.
- Conduct monthly lighting surveys and coordinate landscaping maintenance.
- Operate specialized equipment and perform basic repairs when necessary.
- Perform emergency inspections and seasonal maintenance tasks.
Qualifications
- High school diploma or equivalent required.
- 4-7 years of related experience in commercial facilities or field maintenance supervision.
- OSHA training and/or certification.
- Knowledge of building systems (roofing, HVAC, plumbing, fire/life-safety).
- Valid driver's license in good standing.
- Strong organizational and communication skills.
- Proficiency in Microsoft Office Suite.
