Responsibilities
- Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems
- Maintain an inventory of supplies and tools sufficient for providing the appropriate level of service
- Complete periodic maintenance of electrical, HVAC, plumbing and other building or room equipment
- Inspect building’s grounds and buildings on a daily basis to identify maintenance needs
- Respond to direction from the on-site manager and comply with resident requests
- Cook up and complete service requests and general maintenance tasks, consistent with company operating standards in a timely manner
- Daily inspection, monitoring and maintenance of all building systems including but not limited to HVAC, plumbing, electrical, security, cable/telecommunications, fire and safety, etc.
- Replace and repair door hardware, locks, and keys
- Replace light bulbs/lamps/ballasts and cleaning fixtures
- Absorb and repair both interior and exterior surfaces
- Respond quickly to emergency situations and customer service requests as assigned
- Prepare vacant apartments for market ready status in accordance to company standards
- Upkeep of the building grounds, including amenities, pools, etc.
- Follow OSHA guidelines and safe work practices at all times
- Comply with all applicable codes, regulations, governmental agency, and company directives related to building operations
- Interface with tenants of the building to provide courteous quality service
- Make prompt reports on all accidents and/or building emergencies to the Property Manager
- Participate in other projects and activities as assigned
- Broad base of experience in several areas such as electrical, carpentry, plumbing, HVAC, preventive maintenance, painting/plastering
- High school diploma or related Vocational Training and/or equivalent work experience
- Hybrid oil-gas boiler systems
- Strong tenant-service aptitude and skills
- Knowledge of NYC HUD /building codes and inspections
- Experience with elevator systems and operations
- Clear and concise verbal and written communication skills
- Ability to work independently and manage time effectively
- Ability to lift and/or move over 50 pounds
- Must be able to work standing up for an eight (8) hour shift
