Maintenance Supervisor

Responsibilities

• Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems
• Maintain an inventory of supplies and tools sufficient for providing the appropriate level of service
• Complete periodic maintenance of electrical, HVAC, plumbing and other building or room equipment
• Inspect building’s grounds and buildings on a daily basis to identify maintenance needs
• Respond to direction from the on-site manager and comply with resident requests
• Cook up and complete service requests and general maintenance tasks, consistent with company operating standards in a timely manner
• Daily inspection, monitoring and maintenance of all building systems including but not limited to HVAC, plumbing, electrical, security, cable/telecommunications, fire and safety, etc.
• Replace and repair door hardware, locks, and keys
• Replace light bulbs/lamps/ballasts and cleaning fixtures
• Absorb and repair both interior and exterior surfaces
• Respond quickly to emergency situations and customer service requests as assigned
• Prepare vacant apartments for market ready status in accordance to company standards
• Upkeep of the building grounds, including amenities, pools, etc.
• Follow OSHA guidelines and safe work practices at all times
• Comply with all applicable codes, regulations, governmental agency, and company directives related to building operations
• Interface with tenants of the building to provide courteous quality service
• Make prompt reports on all accidents and/or building emergencies to the Property Manager
• Participate in other projects and activities as assigned

Requirements

• Broad base of experience in several areas such as electrical, carpentry, plumbing, HVAC, preventive maintenance, painting/plastering
• High school diploma or related Vocational Training and/or equivalent work experience
• Hybrid oil-gas boiler systems
• Strong tenant-service aptitude and skills
• Knowledge of NYC HUD /building codes and inspections
• Experience with elevator systems and operations
• Clear and concise verbal and written communication skills
• Ability to work independently and manage time effectively
• Ability to lift and/or move over 50 pounds
• Must be able to work standing up for an eight (8) hour shift
