What You’ll Do
- Oversight and leadership of the maintenance team, including training, motivation, and development.
- Prioritization, assignment, and quality control of work orders performed by maintenance team members.
- Supervision and performance of high-level, technically proficient, and urgent/sensitive work orders, including HVAC, electrical, plumbing, general carpentry, and items with larger legal implications.
- Obtaining contracts and proposals from vendors and negotiating for best pricing; scheduling and overseeing vendor work.
- Management and execution of unit turnovers and make-readies for new residents.
- Execution of the property’s preventative maintenance plan.
- Development, implementation, and management of the maintenance budget; management of parts inventory and cost control.
- Coordination of all construction and rehabilitation projects, including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
- Overall organization and cleanliness of work areas and maintenance shops.
- Participation in on-call emergency duties.
Where You’ll Work
The community is located in downtown Sarasota, Florida, near major employers, Sarasota Memorial Hospital, and the vibrant downtown business district. It offers convenient access to both work and recreation, as well as proximity to Sarasota's beaches, cultural attractions, shopping, and dining.
Required Qualifications
- High school degree or equivalent required, bachelor’s degree preferred.
- At least 2 years’ experience in a student housing, conventional multi-family apartment maintenance field required.
- Previous supervisory experience strongly preferred.
- EPA Certification (Type I and II) required.
- CPO (Certified Pool Operator) certification required or ability to obtain within the first 6 months of employment.
- Able to frequently walk and occasionally stoop, kneel, crouch or crawl.
- Able to lift/move loads up to 50lbs as well as use a ladder.
- Must live within 30 miles of the assigned property and have reliable transportation for on-call duties.
