Maintenance Supervisor
What You’ll Do
- Oversight and leadership of the maintenance team, including training, motivation, and development.
- Prioritization, assignment, and quality control of work orders performed by maintenance team members.
- Supervision and performance of high-level, technically proficient, and urgent/sensitive work orders, such as HVAC, electrical, plumbing, and carpentry.
- Negotiation of contracts and proposals from vendors and oversight of vendor work.
- Management of unit turnovers and make-readies for new residents.
- Execution of the property’s preventative maintenance plan.
- Development, implementation, and management of the maintenance budget; management of parts inventory and cost control.
- Assistance in coordinating construction and rehabilitation projects, including planning, vendor engagement, bidding, progress inspections, timeline and scheduling, and project approvals.
- Organization and cleanliness of work areas and maintenance shops.
- Participation in on-call emergency duties.

The Normandy is a luxury apartment and townhome community located in the Discovery District in Downtown Columbus, Ohio. It features spacious studio, one-, two-, and three-bedroom apartments and townhomes, along with one-of-a-kind amenities. The Discovery District offers easy highway access and a variety of entertainment options nearby.
What You'll Own
Ownership of the maintenance team, ensuring daily tasks and larger goals are met. Supervision and performance of high-level, technically proficient, and urgent/sensitive work orders. Negotiation of contracts and proposals from vendors and oversight of vendor work. Management of unit turnovers and make-readies for new residents. Execution of the property’s preventative maintenance plan. Development, implementation, and management of the maintenance budget; management of parts inventory and cost control. Assistance in coordinating construction and rehabilitation projects, including planning, vendor engagement, bidding, progress inspections, timeline and scheduling, and project approvals. Organization and cleanliness of work areas and maintenance shops. Participation in on-call emergency duties.
What You Bring
- A high school degree or equivalent, with a bachelor’s degree preferred.
- At least 2 years’ experience in a student housing or conventional multi-family apartment maintenance field, with previous supervisory experience strongly preferred.
- EPA Certification (Type I and II) required.
- CPO (Certified Pool Operator) certification required or ability to obtain within the first 6 months of employment.
- Ability to frequently walk, occasionally stoop, kneel, crouch, or crawl, and lift/move loads up to 50lbs as well as use a ladder.
- Residence within 30 miles of the assigned property and reliable transportation for on-call duties.
About the Role
This is a full-time position reporting to the Property Manager. The role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.
