Maintenance Supervisor
About the Role
As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property to ensure exceptional service is delivered to all residents through quality maintenance practices. You’ll serve as a leader in our organization, working alongside the Property Manager to champion the Coastal culture and ensure maintenance associates have the tools, resources, and direction to be engaged and successful. Approximately 75% of your time will be spent in the field performing maintenance-related tasks. This is a full-time position reporting to the Property Manager.

The property features 4- and 5-bedroom townhomes with an upscale furniture package, including a full-sized bed, desk, desk chair, under-bed dresser, leather couch, chair, end table, coffee table, barstools, flat-screen TV, and entertainment stand.
Responsibilities
- Oversee and lead the maintenance team, including training, motivation, and development to ensure daily tasks and larger goals are achieved.
- Prioritize, assign, and provide quality control of work orders performed by maintenance team members, including monitoring and participating in daily completion.
- Supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders, including HVAC, electrical, plumbing, general carpentry, and items with legal implications.
- Obtain contracts and proposals from vendors, negotiate pricing, and oversee vendor work completion.
- Manage and execute unit turnovers and make-readies for new residents.
- Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity.
- Assist in developing, implementing, and managing the maintenance budget; manage parts inventory and control costs.
- Coordinate construction and rehabilitation projects, including planning, vendor engagement, bidding, inspections, timelines, and approvals.
- Maintain organization and cleanliness of work areas and maintenance shops.
- Participate in on-call emergency duties.
- Perform other duties as assigned.
Requirements
- High school diploma or equivalent required; bachelor’s degree preferred.
- At least 2 years of experience in student housing or conventional multi-family apartment maintenance.
- Previous supervisory experience strongly preferred.
- EPA Certification (Type I and II) required.
- CPO (Certified Pool Operator) certification required or ability to obtain within the first 6 months (for properties with a pool).
- Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl.
- Ability to lift/move loads up to 50 lbs and use a ladder.
- Must live within 30 miles of the assigned property and have reliable transportation for on-call duties.
