Maintenance Supervisor
What You’ll Do
- Oversight and leadership of the maintenance team
- Prioritizing, assigning, and providing quality control of work orders
- Supervising and performing high-level, technically proficient maintenance tasks
- Negotiating contracts and overseeing vendor work
- Maintaining and executing the property’s preventative maintenance plan
- Managing the maintenance budget and controlling costs
- Assisting with construction and rehabilitation projects
- Ensuring organization and cleanliness of work areas
- Participating in on-call emergency duties

What You'll Own
Oversee and lead the maintenance team, including training, motivation, and development of team members. Prioritize, assign, and provide quality control of work orders. Supervise and perform high-level, technically proficient maintenance tasks, including HVAC, electrical, plumbing, and carpentry. Obtain contracts and proposals from vendors and negotiate for best pricing. Schedule and oversee vendor work. Manage and execute unit turnovers and make-readies for new residents. Execute the property’s preventative maintenance plan. Manage the maintenance budget and control costs. Assist with construction and rehabilitation projects, including planning, vendor engagement, bidding, progress inspections, timelines, and approvals. Ensure work areas and maintenance shops are organized and clean. Participate in on-call emergency duties.
What You Bring
- High school degree or equivalent required, bachelor’s degree preferred
- At least 2 years’ experience in a student housing or conventional multi-family apartment maintenance field required
- Previous supervisory experience strongly preferred
- EPA Certification (Type I and II) required
- CPO (Certified Pool Operator) certification required or ability to obtain within 6 months of employment
- Able to frequently walk, stoop, kneel, crouch, crawl, lift/move up to 50 lbs, and use a ladder
- Live within 30 miles of the assigned property and have reliable transportation for on-call duties
