Maintenance Supervisor
Provides excellent service to residents, guests, employees and contractors.
- Oversees the maintenance staff for the community.
- Ensures all maintenance team members have proper safety training, utilize proper equipment, and adhere to policies and procedures.
- Provides training to all maintenance staff members to be able to fill-in as necessary.
- Schedules work orders.
- Maintains the community effectively while following budget guidelines.
- Completes service request records and informs the Community Manager of any resident/property maintenance issues.
- Develops maintenance and cleaning schedule for all areas of the community including common areas, amenities, breezeways, parking lots and entrance areas.
- Keeps maintenance shop in an organized and clean condition.
- Maintains an accurate inventory of all equipment and communicates to Community Manager when new supplies and/or equipment are needed.
- Purchases all maintenance supplies in accordance with budgeted guidelines.
- Adheres to all government policies including OSHA and EPA guidelines.
- Reviews work with all outside contractors prior to completion.
- Maintains operations and response plans for issues such as asbestos, lead, radon, and mold.

About the Role
The Maintenance Supervisor is responsible for overseeing all aspects of facility maintenance, renovation and repair. Organizes, monitors, and supervises facility maintenance operations; performs a variety of technical tasks relative to community maintenance.
Responsibilities

Requirements
Associate degree (A. A.) or equivalent from two-year college or technical school; two years related experience and/or training; or equivalent combination of education and experience.
Two years hands-on experience in the installation, maintenance, trouble shooting, and repair of building mechanical systems, including HVAC, plumbing and electrical systems.
Basic computer skills necessary to enter and retrieve data from a computer and to program access gates and systems via the computer.
EPA Certification (HVAC) Type 1, Universal preferred.
City and/or State certification requirements must be met if applicable (i.e. pool operations, maintenance, electricians, etc.).
Certified Apartment Maintenance Technician (CAMT) preferred.
Working knowledge of electric, plumbing, HVAC and basic construction.
Ability to read, analyze, and interpret technical procedures, and governmental regulations.
Ability to write reports, business correspondence, and procedure manuals.
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Ability to solve practical problems and has the ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
Ability to review operating statements and budgets.

Working Conditions
Work is performed in an indoor and outdoor field environment; travel from site to site; exposure to dust, grease, noise, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions.
Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.
Primary functions may require working long hours and odd schedules (weekends) in order to fulfill job duties.
Requires normal range of vision to complete work.
Requires mobility (i.e. climb stairs/ladders) to access all areas of the apartment and community.
Requires hearing and speech to communicate with residents, vendors, supervisors and employees on a regular basis.
May require repetitive motion of hands/wrists while using basic maintenance hand tools.
May require lifting up to 50 pounds.
May require standing, walking and climbing stairs for extended periods of time.
May require bending, stooping and moving in such a way that is required to complete specific tasks.
May require working flexible hours, often beyond normal “business hours” including weekends, when necessary.
