Maintenance Supervisor

About the role

We're seeking a skilled Maintenance Supervisor to lead the day-to-day maintenance operations and ensure compliance with Avenue5 policies and regulations. This role involves managing a team, responding to maintenance issues, and adhering to the company's risk management program.

Responsibilities

• Ensure compliance with Avenue5 policies and standards, and adhere to local, state, and federal regulations.
• Manage the maintenance team, oversee daily tasks, and respond to maintenance-related issues promptly.
• Review and track service request progress, identify chronic maintenance issues, and perform various maintenance functions including repairs and preventative maintenance.
• Conduct pre-move-in and post-move-out inspections, and ensure timely completion of unit turns.
• Maintain a professional demeanor and appearance, and foster a positive relationship with residents and other properties.
• Communicate with property leadership and managers regarding maintenance issues, and participate in on-call rotations.
• Administer the company risk management program, and solicit and monitor suppliers and contractors.
• Collaborate with property leadership to address property challenges and operations, and ensure maintenance costs remain within budget.
• Complete special projects as assigned, and provide input on future budgets.

Requirements

• High school diploma or equivalent.
• At least three years of experience in property management or a related field.
• General maintenance and carpentry skills.
• A valid driver’s license, clean driving record, and current auto insurance.
• Strong organizational and time-management skills.
• Ability to read, write, and understand English.
• Excellent customer service and interpersonal skills.
• Ability to use general office equipment and perform basic mathematical functions.
• Ability to cope with and defuse difficult situations.
• Professional appearance and compliance with uniform policy.
• Completion and successful passing of the Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment.
