About the role
The Maintenance Supervisor oversees day-to-day maintenance operations and the physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, local, state, and federal regulations, and the company risk management program. This role also contributes to financial responsibilities by adhering to the property budget.
Responsibilities
- Lead the maintenance team to ensure daily tasks, such as service requests and unit make-ready standards, are met.
- Review and track progress of service requests, identifying chronic maintenance issues.
- Respond to maintenance-related issues promptly and professionally, adhering to Avenue5 policies.
- Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
- Handle general carpentry duties, including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Conduct proactive preventative maintenance for siding, painting, lighting, sprinkler systems, pools, golf carts, elevators, and more.
- Ensure work order systems accuracy by verifying timely completion to company standards and resident satisfaction.
- Inspect property grounds, buildings, and common areas daily to maintain safety, cleanliness, and identify maintenance needs.
- Oversee and assist with property emergencies, such as snow, inclement weather, fires, and floods.
- Communicate promptly with the property manager and maintenance team regarding all maintenance issues.
- Monitor response times for emergency on-call/after-hours maintenance and participate in the on-call rotation as needed.
- Maintain high standards of cleanliness and curb appeal to promote resident satisfaction.
- Interact courteously and professionally with residents, potential residents, and external agencies.
- Foster positive, collaborative relationships with residents, other properties, and associated agencies.
- Conduct pre-move-in and post-move-out apartment inspections, ensuring timely and quality unit turns.
- Mentor the maintenance team and promote a professional demeanor and appearance.
- Administer the company risk management program and ensure compliance with safety requirements.
- Complete special projects as assigned by property leadership.
- Solicit and monitor suppliers and contractors, ensuring compliance with company policy.
- Collaborate with the property manager to ensure team and property compliance with company, ownership, state, and federal policies.
- Conduct weekly property walks with property leadership to address challenges and operations.
- Ensure maintenance costs remain within the allotted property budget and provide input on future budget expenses.
- Perform other duties as assigned by property leadership.
Requirements
- High school diploma or equivalent required.
- At least three years of experience in property management or a directly related field.
- General maintenance and carpentry skills.
- Valid driver’s license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Proficiency with general office equipment (telephone, fax, printer, copier, key track system).
- Excellent customer service and interpersonal skills.
- Strong organizational and time-management abilities.
- Ability to multitask and perform basic mathematical functions.
- Ability to handle and defuse situations involving angry or difficult individuals.
- Maintain confidentiality and a professional appearance in compliance with the prescribed uniform policy.
- Compliance with all safety requirements.
