Maintenance Supervisor

Job Description

The Maintenance Supervisor at The Residences at Landon Ridge, a 356-unit Market Rate Apartment Community in San Antonio, TX, is responsible for leading and coordinating the maintenance team to ensure the cleanliness, maintenance, and repair of the building's physical structures and grounds. Key responsibilities include:

• Completing work orders and performing preventive maintenance.
• Coordinating and completing resident work orders within 24 hours.
• Conducting regular community inspections.
• Ensuring all market-ready apartments are prepared for move-in.
• Providing on-call emergency service as needed.
• Maintaining and overseeing the upkeep of all mechanical equipment, including water heaters, HVAC units.
• Carrying out various preventative maintenance tasks and documenting findings in maintenance logs or property management software.
• Maintaining and monitoring the Budget Control Log.
• Confirming with the Property Manager that contractors have completed insurance requirements before performing work.
• Monitoring compliance with Fair Housing Laws and Standards.
• Completing supply orders in accordance with the annual operating budget.

Requirements

• A high school diploma or GED equivalency, and a minimum of 2-4 years of direct experience as a Maintenance Supervisor or Lead Maintenance Technician for an apartment community.
• EPA I or II, Universal, or HVAC certification is required.
• CPO Certification is preferred, and experience maintaining pools is required.
• A thorough understanding of electrical, plumbing, and HVAC systems.
• Experience with preventative maintenance, vendor relations, and organizing work orders.
• Experience with property management software such as Onesite, Yardi, or similar is beneficial.
