About the role
Primary responsibilities include hands-on maintenance of the property, including overall inspection, repair, and general maintenance of apartments and other interior/exterior areas. Acts as a team leader among the general maintenance staff, delegating, supervising, and directing the work of the department.
Responsibilities
- Ensures maintenance staff performs to Arbour Valley’s standards and service requests are handled promptly, courteously, and efficiently (typically within 24 hours).
- Prepares or assists in preparing market-ready apartments (normally 5-7 days).
- Trains and supervises property maintenance staff, including involvement in hiring, interviews, training, and performance reviews.
- Consults with the Property Manager on disciplinary issues and employee relations for maintenance staff.
- Conducts regular property inspections and recommends repairs or replacements for interior/exterior areas.
- Follows property budget for maintenance issues and performs preventive maintenance functions.
- Monitors maintenance and upkeep of mechanical equipment (e.g., water heaters, HVAC units).
- Performs maintenance tasks such as electrical installations, pool maintenance, light carpentry/construction, re-keying locks, repairing furnaces/air conditioners, plumbing, appliance repairs, drywall/painting, vinyl installation, minor roof repairs, etc.
- Orders and controls maintenance inventory.
- Ensures maintenance staff follows safe work practices and proper use/care of company tools, equipment, and vehicles.
- Holds quarterly safety meetings with maintenance staff.
- Maintains open communication with the Property Manager and office staff.
- Works with maintenance staff and Grounds Keeper to maintain grounds and common areas, keeping them free of trash and debris.
- Performs on-call emergency service as required.
- Complies with Fair Housing standards and procedures.
- Attends and participates in training programs and resident functions.
- Assists the Property Manager with special maintenance projects.
- Represents Arbour Valley professionally and maintains a courteous attitude with residents, co-workers, and the public.
- Performs other duties as assigned.
Requirements
- Minimum of three years verifiable hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
- Experience using hand tools for construction, maintenance, and landscaping.
- Valid driver’s license, good driving record, and up-to-date auto insurance.
- HVAC certified and/or EPA and CFC certified.
- Ability to work indoors and outdoors in all weather conditions.
- Medium to heavy work requiring prolonged standing, walking, climbing, stooping, kneeling, crouching, and lifting (up to 100 lbs, frequently up to 50 lbs).
- Good eye/hand coordination and color perception (ability to differentiate hues and identify colors from memory).
- Ability to lift and work with heavy equipment and use a ladder as required.
- Must pass background screening and drug testing.
Working Environment
The role involves frequent work in outside weather conditions and exposure to risks such as electrical shock, moving mechanical parts, high/precarious places, and airborne particles or fumes. Reasonable accommodations may be made for individuals with disabilities.
