About the role
Supervise and coordinate the activities of the maintenance teams to ensure the upkeep, inventory, and repair of the 214-unit apartment community at AMLI Evanston.
Responsibilities
- Schedule and direct supervision of all in-house and vendor work with the Community Manager.
- Lead the maintenance staff; delegate and participate in the diagnosis of problems and replacement and repair in areas such as electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances.
- Ensure AMLI’s comprehensive maintenance program is completed annually, including standard preventative maintenance such as pool, exterior lighting, filter changes, and apartment inspections.
- Manage inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial, and grounds departments with the approval of the Community Manager.
- Approve the Maintenance Department invoices for payment.
- Research and evaluate all current and potential products used in the maintenance and upkeep of the property.
- Assist in annual budget preparation and monitor utility, repair and maintenance, and capital expenses per budget.
- Secure bids for capital projects and ensure consistent scope of work.
- Provide leadership and direction for all on-site employees, including effective employee relations, compliance with employment law, ongoing training, and motivation for staff.
- Ensure regular coaching, counseling, and performance evaluations for all staff members.
- Assist in the interviewing process for any potential service or grounds personnel.
- Evaluate and manage schedules to control overtime costs.
- Interpret company policies for workers and enforce safety regulations such as OSHA.
- Schedule and perform preventative maintenance as defined in AMLI’s policy and procedure manual.
- Ensure timely, efficient response to service requests, make-readies, and resident/prospect needs using AMLI 10 Service Standards.
- Maintain property curb appeal through timely and effective maintenance.
- Ensure all vacated apartments are thoroughly restored to “make ready” status on time.
- Conduct weekly 17-minute inspections.
- Report unusual or extraordinary circumstances regarding the property or residents, including liability and damage incidents.
- Rotate on-call duties with other service staff and backup Service Technicians as needed.
Requirements
- 3–5 years working in apartment maintenance.
- Minimum two years of supervisory experience (preferred for external candidates).
- HVAC/EPA Refrigerant Certified (Type 1 and 2 or Universal).
- Weekend and on-call availability.
Skills
- Electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliance repair.
- Inventory and supply chain management.
- Budget preparation and expense monitoring.
- Leadership, staff training, and performance evaluation.
- OSHA and safety regulation compliance.
- Physical ability to lift 25+ pounds (frequently over 100 pounds), climb, balance, stoop, kneel, squat, crawl, and perform close/distance vision tasks.
Pay
$35.00–$36.00 per hour plus a 20% bonus incentive plan. Housing allowance for an apartment at AMLI Evanston.
