Maintenance Supervisor

About the role

This position will be part of the region-based rotating on-call schedule for after hour emergencies. Located at Witham Hill Oaks (420 units), 4275 NW Clubhouse Pl, Corvallis, OR 97330.

Responsibilities

• Ensure the building is in compliance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
• Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
• Sustain inventory of tools, supplies, and materials
• Organize and maintain an orderly maintenance shop and storage areas
• Be on-call for after-hour maintenance emergencies on a rotating schedule, and respond immediately
• Complete repairs that may involve electrical, plumbing, appliances, or general carpentry
• Maintain the quality of work performed by vendors
• Perform janitorial services for the interior and exterior of the building, including but not limited to sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting
• Complete work orders within 24 hours of submission to the community members’ satisfaction
• Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
• Paint interior and exterior surfaces as necessary
• Interact with current and future community members in a professional, courteous, and non-discriminatory manner

Requirements

• Authorization to work in the United States
• A High School Diploma or equivalent
• Two (2) years of experience in multi-family maintenance
• Possession of your own hand tools
• General knowledge of various maintenance functions, including groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, and ordering inventory
• Demonstrated teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Pay

Competitive hourly pay range of $36.00-36.00

Monthly phone allowance of $50.00
