Maintenance Supervisor (Apartment Communities)
Overview
The Maintenance Supervisor leads the maintenance operations for assigned multifamily properties, ensuring high standards of safety, functionality, and resident satisfaction. This role oversees and supports a team of maintenance professionals, coordinates preventative maintenance programs, and ensures timely completion of service requests and unit turnovers.

Schedule: Monday – Friday, 8:00 AM – 5:00 PM ET, on-call rotation

Property Manager or Regional Property Manager

Key Responsibilities
- Leadership & Team Management
- Lead, train, and motivate maintenance staff, setting a professional example and promoting a culture of accountability and customer service
- Maintain daily work schedules, review and approve team timecards and time off requests, and monitor expense reporting
- Aid in coordinating leadership and training meetings to enhance process consistency and staff development
- Maintenance Operations & Resident Services
- Oversee and participate in all maintenance activities, including service requests, HVAC, plumbing, electrical, appliance repairs, and carpentry
- Conduct routine building and grounds inspections to ensure curb appeal, safety, and compliance with property standards
- Cook up and oversee rental unit turnovers to meet property marketing and occupancy goals
- Support seasonal property preparations, including landscaping and snow removal
- Participate in the rotating on-call schedule for after-hours emergencies and provide 24/7 backup support when needed
- Provide excellent customer service by addressing resident concerns promptly, courteously, and professionally
- Collaborate with property managers to understand service priorities and ensure timely completion of maintenance tasks
- Represent the company in a professional manner during interactions with residents, vendors, and team members
- Take ownership of assigned properties, fostering a positive living environment that supports lease generation and renewals
- Preventative Maintenance & Compliance
- Manage and document the company’s preventative maintenance program for mechanical systems and property logs
- Ensure all work complies with OSHA standards and Local, State, and National building codes
- Track and monitor work orders, ensuring timely completion and accurate reporting through related systems
- Report structural concerns or recurring issues promptly and provide recommended solutions
- Budgeting, Vendor & Resource Management
- Control maintenance expenditures within budgetary guidelines
- Track and report costs for labor, equipment, and supplies, ensuring efficient use of resources
- Coordinate with outside vendors and contractors to ensure timely, cost-effective, and high-quality service delivery
- Solicit and review vendor quotes, making recommendations based on cost, quality, and scope of work
- Oversee vendor work on-site to ensure compliance with company standards, safety protocols, and contractual obligations
- Ensure staff have access to and properly use required tools, PPE, and safety equipment
Qualifications
- Education & Experience
- High school diploma or equivalent required
- 3+ years of hands-on Maintenance Supervisor experience in multifamily or residential property management preferred
- License & Certifications
- Valid driver’s license and acceptable driving record required
- EPA Section 608 Certification (Type II or III) required
- Skills & Competencies
- Proficient in diagnosing and repairing HVAC, plumbing, electrical, appliance, and general property maintenance issues
- Knowledge of rental unit turnover processes, preventative maintenance practices, and vendor coordination
- Ability to read and interpret blueprints, schematics, and technical manuals
- Strong leadership, communication, and customer service skills with the ability to manage a team and interact professionally with residents and vendors
- Comfortable working independently and managing time effectively
- Dependable, responsive, and able to adapt to changing priorities and urgent needs
- Ability to perform physical tasks, including lifting up to 50 lbs., climbing ladders, and working in confined spaces
- Proficiency with Yardi and/or other work order and property management systems
