Maintenance Supervisor - Alvista 240

About the Role

Alvista 240 has an immediate opening for an experienced Maintenance Supervisor! Our team members are high performers that care about customer service and exceed expectations. The Maintenance Supervisor plays a critical role in our success. At the center of the East Hill neighborhood in Kent sits Alvista 240, a 186-unit garden-style community with beautiful landscaping and a convenient location near Kent Station. This role oversees and performs technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

• Being part of a team and having fun while providing excellent customer service
• Managing outside vendors and following up on warranties by email and phone
• Developing standards for the cleanliness and overall appearance of the property
• Supervising up to 5 employees
• Assisting with developing the budget for regular repair and maintenance and capital expenses
• Delegating and completing resident work orders in a timely manner
• Assisting and completing work orders generated from resident requests for service, as well as routine upkeep on the community
• Overseeing and completing the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins
• Periodically inspecting work performed by other service team members and contractors to ensure quality standards
• Maintaining adequate inventory of spare parts and maintenance materials
• Completing monthly preventative maintenance procedures
• Conducting regularly scheduled Greystar safety meetings and ensuring compliance with OSHA and other safety laws
• Demonstrating customer service skills by treating residents and others with respect and responding to complaints efficiently

Requirements

• Vast maintenance management experience in multifamily housing
• Knowledge of hot water heater repair and maintenance, carpentry required
• Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, and mechanical equipment
• Proficiency in MS Office Suite and property management software (Yardi/One Site)
• High level of professionalism in both manner and dress

Qualifications

• High school diploma, GED, or related experience and training
• Experience in property management maintenance, other building maintenance, or related trade
• EPA certifications Type I and II or Universal if working on a sealed HVAC system
• Valid driver’s license to operate a golf cart on the property, if applicable

Skills

• Ability to apply principles of logical thinking to define and correct problems
• Proficiency in customer service and interpersonal communication skills
• Ability to read, write, and communicate effectively
• Proficiency in internet, word processing, spreadsheet, and database management programs
• Mathematical skills necessary to review and complete financial, administrative, and legal documents

Pay

The hourly range for this position is $35.75 - $41.50. Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
