As a Maintenance Supervisor, you'll oversee and perform technical and mechanical work ensuring the property meets our standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Manages maintenance team and assists in employee evaluations.
- Interviews, hires, orients, and trains new hires.
- Oversees the "Make Ready" process and work orders from resident requests.
- Periodically inspects work performed by others and contractors.
- Maintains inventory and orders supplies to stay within budget.
- Aids in developing and managing the budget for maintenance and capital expenses.
- Supports cost-cutting and expense control programs.
- Completes monthly Preventative Maintenance procedures.
- Ensures property maintenance team complies with company standards.
- Conducts safety meetings and inspections.
- Resolves customer complaints and issues.
Requirements
- Available to work weekends when scheduled.
- Flexible work schedule, including evenings, weekends, and holidays.
- Frequent exposure to outside elements.
- High School Diploma or GED Equivalent.
- Working knowledge of OSHA standards and MSDS regulations.
- Technical degree preferred.
- 1-3 years of supervisor experience.
- Proven skills in hiring, leading, directing, evaluating, and managing subordinates.
- Management experience preferred.
- 2-3 years of apartment maintenance experience or equivalent.
- Advanced communication and delivery skills.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- Strong computer skills in property management software (Entrata Yardi and/or One Site).
- EPA certifications Type I and II or Universal for refrigerant recycling, Certified Pool Operator, or Certified Spa and Pool Operator.
- Weights: Must be able to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
- Mobile: Frequent standing, walking, reaching, climbing, stooping, squatting.
- Travel: Routine local travel may be required for business-related errands.
Qualifications
- Education: High School Diploma or GED Equivalent.
- Experience: 1-3 years of supervisor experience, 2-3 years of apartment maintenance experience or equivalent.
- Skills: Communication and delivery skills, computer skills, physical requirements, and licenses/certifications.

Pay
Competitive salary based on experience and qualifications.
Schedule
40 hours in a regular work week. Typical Site Hours of Operation: Monday – Friday: 9am – 6pm, Saturday: 10am – 5pm, Sunday: 1pm – 5pm.
