We need to output HTML fragment with sections: About the role? Actually the posting includes "About Greystar" then "Job Description Summary", "Job Description", then "BASIC KNOWLEDGE & QUALIFICATIONS:", "SPECIALIZED SKILLS:", "TRAVEL / PHYSICAL DEMANDS:", then pay, benefits. We need to use

for section headings: e.g., About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We must not repeat job title as heading (none given). We must not put Job ID/requisition numbers as headings. We need to preserve all substantive info, remove boilerplate (cookie/navigation/legal/EEO/equal-opportunity/scam-warning, duplicated lines, application instructions). So we need to strip out the equal opportunity employer paragraph, important notice about banking details, etc. We need to include sections only when posting has real specific content. So we need to map content to appropriate headings. We have: - About Greystar: description of company. Could be "About the role"? Actually "About the role" is generic heading for role description. But we have "About Greystar" which is company overview. Could fit under "About the role"? Might be better to use "About the role" heading for role description, but we have company overview. The instructions: use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). So we should use those exact headings when appropriate. If we have content about the company, maybe we put under "About the role"? But that seems odd. However we could also create a custom heading? The instruction says use those headings for section headings (e.g. About the role, Responsibilities...). It doesn't forbid other headings, but says use those for section headings. Likely they expect us to use those headings where applicable. For company overview, maybe we can put under "About the role" as a brief description of the role? But we have a job description summary and description. So we can put role overview under "About the role". Then responsibilities under "Responsibilities". Requirements/Qualifications under "Requirements" or "Qualifications". Skills under "Skills". Benefits under "Benefits". Pay under "Pay". Schedule under "Schedule" (maybe travel/physical demands includes schedule? Actually schedule is about flexible work schedule, call during evenings, weekends, holidays. That fits Schedule). Travel/physical demands maybe could be part of Schedule or separate? But we only have those headings. We could put travel/physical demands under Schedule as well, or maybe under Responsibilities? Better to put under Schedule. We need to avoid filler like "commensurate with experience". Not present. We need to preserve all substantive info: So we need to include details from About Greystar, Job Description Summary, Job Description (list of duties), BASIC KNOWLEDGE & QUALIFICATIONS, SPECIALIZED SKILLS, TRAVEL / PHYSICAL DEMANDS, Pay, Benefits. We need to format lists with
  • . Use

for prose. We must not include boilerplate: equal opportunity employer, important notice about banking details, etc. Also remove duplicated lines (maybe none). Also remove application instructions (none present). Also remove cookie/navigation/legal/EEO etc. Thus final HTML will have sections:

    About the role

    About Greystar ...

Job Description Summary: This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Then responsibilities: we can list duties from Job Description (the paragraph after summary). Could break into bullet list. Responsibilities: - Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. - Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. - Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards. - Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed. - Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required. - Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines. - Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. - Assists Community Manager in developing the budget for regular repair and maintenance and capital projects. - Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. - Conducts regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance. - Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency. Then Requirements/Qualifications: BASIC KNOWLEDGE & QUALIFICATIONS content. We could split into Requirements (education/experience) and Qualifications (skills). But we have headings Requirements and Qualifications separate. We could put education/experience under Requirements, and skills under Qualifications. Or combine. Let's parse BASIC KNOWLEDGE & QUALIFICATIONS: - High school diploma, GED, or related experience and training. - Experience in property management maintenance, other building maintenance, or related trade. - Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices. - Ability to apply principles of logical thinking to define and correct problems. - Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems. - Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies. - Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use. - Property management system experience preferred. - Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents. We could put education/experience under Requirements: high school diploma/GED, experience in property management maintenance, etc. Then Qualifications: the rest (skills, abilities, proficiencies). Or we could combine. We also have SPECIALIZED SKILLS: EPA certifications Type I and II or Universal if position requires working on sealed HVAC system, all certifications as required by State and Local jurisdictions, valid driver’s license to operate a golf cart on the property if applicable. That fits under Skills heading. TRAVEL / PHYSICAL DEMANDS: includes ability to stand/walk/sit extended periods, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas; work inside/outside in all weather conditions; push/pull/lift/carry/maneuver weights up to 25 lbs independently and 50 lbs with assistance; local routine travel may be required; must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays. We could put under Schedule heading (flexible schedule) and maybe also include physical demands under Schedule? Or we could create a separate heading but not allowed. Probably we put under Schedule: mention flexible work schedule, call evenings/weekends/holidays, plus physical demands and travel. Pay: The hourly range for this position is $43.00 - $45.00. Additional compensation details: Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: In addition to base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: In addition to base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs. We need to include Pay section with that info. For Union and Prevailing Wage roles, compensation and benefits may vary from the listed information above due to Collective Bargaining Agreements and/or local governing authority. We need to include Benefits section. We must remove the duplicated lines: maybe none. We must remove the EEO paragraph and important notice about banking details. Now construct HTML.
