Responsibilities
- Organize, schedule, and direct day-to-day operations of the maintenance team
- Provide leadership, motivation, and direction to the on-site maintenance team
- Lead by example as a working supervisor in all areas of the maintenance department
- Maintain a desirable property appearance, including interior and exterior of all buildings and facilities
- Maintain the 24-hour service request guarantee
- Maintain a minimum of 50% rent-ready units
- Complete and update the “Make-Ready Board” daily
- Oversee all service requests, callbacks, and ensure they are performed properly and promptly
- Walk the property looking for safety hazards and prevent accidents
- Uphold and enforce all safety training instructions
- Ensure compliance with NALS PM Binder and create and implement special preventative maintenance check lists
- Maintain and ensure completion of all NALS logs, filing them in the Site Binder
- Maintain and ensure the staff works safely, efficiently, and knowledgeably
- Assist with and oversee all aspects of unit turns
- Respond to after-hour calls and emergency situations such as sewer back-ups, flooding, fires, etc.
- Maintain the workplace and maintenance shop by keeping all areas clean and tools/supplies organized
- Perform additional duties, responsibilities, or projects as assigned
- Represent the company in a professional manner at all times
Requirements
- Valid driver's license and current auto insurance
- EPA Certification
- HVAC Certification
- Physical Demands: Inside and outside work, all types of weather; must be able to lift and work heavy equipment; medium to heavy work, prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, lifting to a maximum of 100 lbs., frequent lifting and carrying up to 50 lbs.; good hand and eye coordination essential; ability to ascend and descend ladders and stairs, perform repetitive/continuous tasks; 40-hour work week; night and weekend shifts may be required
- Skills: All building systems, management, training, motivational skills, communication through written form, unit turn process, HVAC, plumbing, pool and spa, appliance repair, electrical repairs, roofing repairs, painting, carpentry, carpet cleaning and replacement, glass replacement, and screen repair and replacement
- Other Job Requirements: Knowledge and understanding of the unit turn process, ability to deal with property management, vendors, and team members professionally
Compensation
Starting hourly compensation: $32 - $33
Employee rent discount: 10%
On-call coverage pay: $100 per week
Emergency call-out pay: $35 per call-out
