Schedule
Weekend hours: occasional on‑call.
Responsibilities
- Train and be responsible for work performed by all staff members under direction.
- Hire and terminate employees in accordance with Drucker + Falk policy and under the direction of the Property Manager.
- Counsel (and document) maintenance employees to improve their work and work attitudes.
- Establish schedules and assign personnel routine maintenance tasks.
- Ensure the community has maintenance coverage at all times for emergencies or emergency work requests.
- Be on emergency “on‑call” status to respond to emergency work orders.
- Perform all duties with the highest consideration for safety and train all staff members to do the same.
- Conduct monthly safety meetings with staff and document topics discussed.
- Emphasize safety with all new employees.
- Continually inspect buildings, grounds, and common areas to identify needed preventative maintenance, ensure cleanliness, and identify current and potential safety hazards.
- Maintain a clean, safe, and well‑organized shop and equipment storage area in compliance with OSHA regulations (Hazard Communication Program, SDS, state and federal posters, OSHA summary forms).
- Perform necessary maintenance and repairs in apartments with work orders; strive to complete all work orders within 24 hours.
- Turn vacant apartments into units ready for occupancy following Drucker + Falk guidelines.
- Schedule contractors for maintenance‑related work and secure bids and proposals as directed.
- Use contract labor when cost‑effective, following approval by the Property Manager or Regional Property Manager.
- Strictly follow established budgetary guidelines.
- Follow all Drucker + Falk purchasing directives and procedures.
- Maintain operating manuals, warranty records, and other materials pertaining to inventory and parts replacement and availability.
- Stay abreast of developments in the field, including new products and more economical repair methods.
- Maintain the highest standards of resident relations.
- Complete and return Monthly Preventative Maintenance Sheets.
- Monitor all O&M programs (Asbestos, Lead‑Based Paint, Mold & Fungi) to ensure proper notification and compliance; maintain related record‑keeping and reports.
- Perform other duties as assigned.
Qualifications
- Supervisory responsibility for 0–8 maintenance employees, including direction, coordination, and evaluation.
- Carries out supervisory responsibilities in accordance with organization policies and applicable laws.
Education and Experience
- High school diploma or GED, or one to three months related experience and/or training, or equivalent combination of education and experience.
Certificates, Licenses, Registration
- Current driver’s license.
- CFC (Certified Facility Coordinator) certificate.
Other Skills and Abilities
- HVAC knowledge.
- CPO certification.
- Plumbing skills.
- Carpentry skills.
- Electrical skills.
- Knowledge of OSHA regulations and SDS standards.
Physical Demands
- Regularly required to stand, walk, use hands to finger, handle, or feel, reach with hands and arms, and talk or hear.
- Frequently required to sit, climb or balance, and stoop, kneel, crouch, or crawl.
- Occasionally required to taste or smell.
- Frequently lift and/or move up to 100 pounds.
- Specific vision abilities required include peripheral vision and depth perception.
Work Environment
- Regular exposure to moving mechanical parts.
- Frequent exposure to toxic or caustic chemicals, outside weather conditions, and risk of electrical shock.
- Occasional exposure to wet or humid conditions, high, precarious places, fumes or airborne particles, extreme cold, extreme heat, and vibration.
- Noise level is usually moderate.
