About the role

The Neighborhood Service Manager is responsible for all physical operations of the Neighborhood, particularly the preservation and maintenance of the property.

  • Leadership – Establish positive, productive relationships with the Neighborhood staff. Hire, train, and mentor your team, resolve problems, and advocate for the best interest of the Neighborhood.
  • Neighborhood Management – Manage the budget through cost-effective maintenance functions. Oversee ongoing safety training, capital projects, vendor and contractor management, and inventory maintenance.
  • Upholding Standards – Serve as a knowledge holder of company policies and an example of compliance with rules and regulations for the safe and effective operation of the Neighborhood.

Responsibilities

  • Provide a quality living environment through effective leadership and team management.
  • Manage maintenance functions in a cost-effective manner, including budget oversight.
  • Oversee safety training, capital projects, and vendor/contractor relationships.
  • Maintain inventory and ensure compliance with company policies and regulations.
  • Serve as a resource for staff and Neighbors regarding operational questions.
  • Be available on-call to support your team and Neighborhood as needed.

Requirements

  • Minimum of five years' experience and/or training in apartment maintenance.
  • Minimum of two years' supervisory experience.
  • High school diploma or GED required.
  • Minimum of three certificates from related institutions (e.g., BOMA, IREM, or vocational programs).
  • Working knowledge of federal, state, and local governing laws.
  • Ability to read and interpret safety rules, operating manuals, and maintenance instructions.
  • Strong customer service skills, including the ability to present information and respond to questions from managers, clients, Neighbors, and the public.

Physical Demands

  • Ability to stand, sit, walk, and perform repetitive motions.
  • Good listening, hearing, and visual acuity.
  • Ability to lift up to 50 lbs. occasionally.

Pay

Compensation Pay Range: $40.25 to $44.00 per hour

  • Discretionary Semi-Annual Bonus Plan
  • Standby Pay & On-Call Premium Pay
