About the role
The Maintenance Superintendent is a critical leadership role responsible for the efficient and effective operation of a facility's maintenance department. We are looking for someone who fosters a safe and productive work environment, promotes continuous improvement, and ensures compliance with all relevant regulations.
Responsibilities
- Ensure quality housekeeping, maintenance, and repair practices are followed for the property.
- Oversee daily operations, including all phases of maintenance for common areas (buildings, grounds), and manage external contractors to ensure compliance with company standards and maintenance agreements.
- Identify maintenance needs for common areas, solicit and review contractor bids.
- Hire, train, schedule, supervise, and discipline maintenance staff.
- Maintain roadways, parking areas, curbs, sidewalks, doors, furniture, restrooms, landscaping, floors, lighting, HVAC, stormwater management systems, and roof systems.
Requirements
- Strong knowledge of construction and maintenance activities.
- In-depth understanding of corporate standards for shopping centers and ability to meet them.
- Proven leadership and management skills with a focus on team building, staff development, and supervision.
- Excellent communication and interpersonal skills, with the ability to interact with tenants, vendors, and employees.
- Able to relay technical concerns accurately and efficiently.
- Strong initiative and strong independent judgment.
- Strong analytical and problem-solving abilities.
- Proficient in computer skills, including spreadsheet and word processing software.
- Excellent organizational skills, with the ability to handle multiple tasks and meet deadlines.
- Skilled in writing reports and business correspondence.
- Able to follow complex instructions in written, oral, or diagram form.
- Valid driver’s license with travel required between locations.
