Responsibilities
- Participate in all maintenance projects, including inspecting units, buildings, and common areas; performing repairs and janitorial tasks.
- Schedule work order requests, prioritizing maintenance tasks.
- Coordinate maintenance-related contractor activities, negotiating contracts and scopes of work.
- Manage stock control and maintenance materials; train maintenance technicians and coworkers.
- Keep accurate records of preventive maintenance, work orders, apartment refurbishing, inspections, inventories, purchase orders, and contracts.
- Aid in scheduling annual apartment inspections and move-in/move-out inspections.
- Perform detailed maintenance tasks, including light electrical repairs, plumbing work, glass replacement, carpentry, painting, custodial work, and extermination assistance.
- Assist in maintaining storage areas and ensuring proper lighting.
- Adhere to and stay current on building codes; handle water, gas, and sewer systems.
- Operate within OSHA standards and company safety policies.
- Perform scheduled maintenance on equipment according to manufacturer recommendations.
- Interact professionally with residents, contractors, and property management team on maintenance services.
Qualifications
- 3+ years of full-time maintenance experience or related field experience.
- Residential property maintenance experience preferred.
- Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning.
- Specific skills required by the property.
- Willingness to assist with non-repair tasks such as janitorial and custodial work.
- Boiler license, if required by property facilities.
- Familiarity with contract work hours and OSHA standards.
- High school degree or equivalent trade-related courses.
- College or advanced technical training preferred.
- Any specific certifications required by the property.
