Maintenance Superintendent

Responsibilities

  • Participate in all maintenance projects, including inspecting units, buildings, and common areas; performing repairs and janitorial tasks as needed.
  • Schedule work order requests, prioritizing maintenance tasks.
  • Coordinate maintenance-related contractor activities, negotiating contracts and work scopes.
  • Manage stock control and maintenance materials, train maintenance technicians and coworkers.
  • Keep accurate records of preventive maintenance, work orders, apartment refurbishments, inspections, inventories, purchase orders, and contracts.
  • Auxiliary in apartment inspections, move-in, and move-out inspections.
  • Perform detailed maintenance tasks such as light electrical repairs, plumbing work, glass replacement, carpentry, painting, custodial work, extermination assistance, and equipment maintenance.
  • Ensure proper storage area security and maintain adequate lighting.
  • Adhere to and stay current on building codes, water and gas meter cut-offs, and other critical operations.
  • Operate within OSHA standards and company safety policies.
  • Interact professionally with residents, contractors, and property management team on maintenance services.

Qualifications

  • 3+ years of full-time maintenance experience or related field experience.
  • Residential property maintenance experience preferred.
  • Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning.
  • Specific skills required by the property.
  • Willingness to assist in non-repair maintenance tasks.
  • Boiler license, if required by property facilities.
  • Familiarity with contract work hours and OSHA standards.
  • High school degree or equivalent trade-related courses.
  • College or advanced technical training preferred.
  • Specific certifications required by the property.

Physical Demands

  • Lifting up to 30 lbs.
  • Pushing up to 30 lbs.

Skills And Abilities

  • Valid driver’s license and acceptable driving record.
  • Mechanical/trade skills and abilities as listed in required experience.
  • Professional communication and interpersonal skills.
  • Ability to work safely and follow safety directives.

Working Conditions

  • Varying work conditions from clean rental units to dirty jobs like plumbing repair and grounds work.
  • Exposure to cleaning solvents, paint fumes, dust, sharp objects, and live electrical wiring.
  • Evenings, weekends, holidays, and on-call availability required.
