Hours: Full-time, 40 hours a week
Pay Rate: $30 per hour with a $1,000 sign-on bonus (paid per company policy).
About the Role
HallKeen Management is seeking an experienced and motivated Maintenance Supervisor to oversee all maintenance responsibilities for an 88-unit property in Plainville, Massachusetts. This role involves supervising day-to-day maintenance operations, performing hands-on repairs, and ensuring the property remains safe, functional, and well-maintained.
Responsibilities
- Oversee day-to-day maintenance operations, including supervising and directing maintenance staff, assigning work, and ensuring work orders and maintenance requests are completed accurately and timely.
- Perform and oversee hands-on repairs, including basic plumbing, electrical, HVAC, carpentry, appliance repairs, painting, and general building maintenance.
- Conduct regular inspections of units, common areas, mechanical rooms, equipment, and grounds to identify maintenance and safety concerns.
- Use computer systems, email, spreadsheets, work-order systems, and property management software to enter, track, and close work orders, maintain records, and monitor outstanding items.
- Develop and maintain preventive maintenance schedules, ensuring scheduled inspections and maintenance are completed and documented.
- Oversee the unit turnover process, including inspecting vacant units, creating and managing punch lists, coordinating staff and vendors, ordering materials, and ensuring apartments are ready for leasing within established timelines.
- Coordinate and oversee outside vendors and contractors, including scheduling work, providing access, monitoring progress, reviewing completed work, and ensuring quality expectations are met.
- Maintain adequate inventory of maintenance supplies and equipment, obtain estimates as directed, and keep vendor and equipment records.
- Handle emergency maintenance needs and communicate regularly with the Property Manager regarding work orders, unit turns, preventive maintenance, major repairs, vendor issues, and other property needs.
- Participate in on-call emergencies after hours and on weekends.
- Manage a staff of one part-time employee and handle all maintenance responsibilities for the property, including but not limited to:
- Daily service requests and apartment turnovers for occupancy.
- Basic janitorial duties, including garbage removal.
- Maintaining or replacing appliances, fixtures, and switches.
- Working with contractors as necessary.
- Providing corrective and preventive maintenance.
- Inspecting apartments, buildings, and grounds.
- Replacing or maintaining smoke detectors, circuit breakers, and outlets.
- Providing touch-up paint and cosmetic repairs in apartments and common areas.
- Changing window screens and glass.
- Using necessary safety attire and equipment.
Requirements
- 3 years of property maintenance experience.
- Previous supervisory experience in overseeing staff.
- Strong organizational skills with the ability to multitask and take ownership of maintenance responsibilities.
- Results-driven with the ability to work within a budget.
- Working knowledge of current safety practices and regulations (OSHA), grounds maintenance, plumbing, heating, and electrical systems.
- Experience using residential maintenance software, Microsoft Word, Excel, and email.
