Maintenance Superintendent

About the role

A full-time position is available for an independent, highly self-motivated individual with superior technical, hands-on knowledge of electrical, plumbing, carpentry, HVAC, boilers, and general maintenance work. This role involves working at 3 properties on a regular basis, traveling between them using your own vehicle. You will promote and maintain good resident relations while effectively prioritizing and organizing maintenance and administrative tasks. Strong communication skills are essential for interacting with employees, site staff, residents, vendors, contractors, and suppliers.

Responsibilities

• Work full-time with regularly scheduled hours: Monday – Friday, 8:00 AM – 5:00 PM.
• Travel between 3 properties in and around Quincy and Braintree.
• Collaborate with the manager on budgets and planned items.
• Maintain accurate inventory control of tools, supplies, and materials in conjunction with the manager.
• Meet and communicate with the site manager daily to update each other on on-site issues.
• Assume on-call responsibilities for unforeseen emergencies, such as weather-related incidents.
• Coordinate contracts and oversee contractor activities with the manager.
• Respond to daily emergency and routine service work orders in a professional and timely manner.
• Maintain site appearance by collecting and discarding refuse from common areas daily.
• Schedule, perform, or supervise all janitorial duties and unit turnovers.
• Perform preventative maintenance per site requirements.
• Complete daily/weekly building and site inspections.
• Provide coverage to other sites on an as-needed or emergency basis.
• Work overtime as required for snow removal and on-call duties.
• Maintain a clean and well-groomed appearance, wearing company-issued uniforms.
• Be courteous to residents at all times.
• Perform work assignments at other sites as needed, subject to contract provisions.

Requirements

• Ability to respond effectively to site emergencies.
• Self-starter with the ability to take initiative.
• Basic knowledge of electrical, plumbing, HVAC systems, carpentry, and general repair and maintenance.
• Ability to prioritize responsibilities and manage time effectively.
• Ability to arrive at sites promptly to respond to emergencies.
• Basic computer skills to use First Realty’s programs (e.g., Microsoft Outlook, ADP, Vantaca).
• Ability to read product instructions and safety materials.
• Ability to accurately complete work orders.
• Strong communication skills for interacting with staff and residents.
• Ability to supervise and direct third-party vendors and contractors.
• Ability to follow directions and safely operate power tools (e.g., saws, drills).
• Must pass a pre-employment physical.
• Valid Driver’s License with a clean driving record.
• Reliable vehicle required for travel between multiple locations.
