Maintenance - Service Manager I - 500+ Units
About the role
We are now seeking a Service Manager with a "Whatever It Takes" approach to join our team. This full-time role involves ensuring the physical aspects of the community meet both company standards and applicable laws. Key responsibilities include interviewing, hiring, and training new team members; leading a team of Maintenance Technicians in diagnosing and resolving problems; mentoring and guiding technicians to enhance their knowledge and skills; providing expert knowledge and troubleshooting in various areas like HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair; establishing and managing an on-call schedule for the team; and planning, assigning, and directing the maintenance team.
Responsibilities
- Interview, hire, and train new team members.
- Lead a team of Maintenance Technicians in diagnosing and resolving problems.
- Mentor and guide maintenance technicians to increase their knowledge and skill set.
- Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
- Establish and prepare a 24-hour on-call schedule for the team.
- Be personally available in case of emergencies involving snow and ice or other on-site issues.
- Partner with office team members to provide exceptional service and follow-up to residents regarding any maintenance issues.
- Manage and organize inventory of all maintenance materials.
- Establish a preventive maintenance schedule, make-ready schedule, and general work order schedule for the team.
- Regularly inspect community buildings, including vacant units.
- Plan, assign, and direct the maintenance team.
Requirements
- Active and valid driver's license and personal vehicle.
- HVAC/EPA/CFC Certification preferred.
- One-year certificate, 5+ years of related experience, or equivalent education and experience.
Qualifications
Qualifications include a high school diploma or equivalent, along with one-year certificate, 5+ years of related experience, or equivalent education and experience. Applicants must also have a valid driver's license and a personal vehicle, as well as an EPA/CFC certification if preferred.

Benefits
- Compensation: Base Pay: $74,000 - $90,000, Up to 100% Rent Discount, Property Staff Shared Renewal Commissions, Morgan Essentials: $300 quarterly, On-Call Appreciation: $15/day for holding the on-call phone.

Pay
$74,000 - $90,000 base pay, plus up to 100% rent discount, property staff shared renewal commissions, Morgan Essentials, and on-call appreciation.
Schedule
Monday - Friday: 8:00am - 5:00pm, with paid rotating on-call participation required.
