Charter Senior Living of Calumet Trace is seeking an experienced, dependable, and hands-on Environmental Services Director / Maintenance Director to oversee the maintenance, safety, and overall physical condition of our senior living community. We're looking for someone who takes pride in their building. Someone who notices a problem before it becomes a bigger one, knows how to troubleshoot and make repairs, stays ahead of preventative maintenance, and understands that a well-maintained community directly impacts the safety, comfort, and experience of our residents. This is not a desk-only leadership position. We need a leader who is comfortable rolling up their sleeves, solving problems, and getting the job done. What We're Looking For Hands-On Maintenance Expertise Building Ownership Dependability & Problem-Solving Hands-On Maintenance Expertise You don't have to call a vendor for every problem. You have practical working knowledge of HVAC, plumbing, electrical, general repairs, and building systems and know when an issue can be handled internally versus when a licensed contractor or specialized vendor is needed. Ownership Mentality You treat the community like it's your own building. You stay ahead of preventative maintenance, follow through on work orders, keep resident apartments move-in ready, monitor the condition of the property, and take action when something needs attention. Dependable Problem-Solver In senior living, maintenance directly affects residents. We're looking for someone who responds with urgency, professionalism, and good judgment while staying organized enough to balance routine maintenance with unexpected issues. What You'll Own As Environmental Services Director, you'll oversee the overall maintenance and physical environment of Calumet Trace, including: Lead and manage daily maintenance operations throughout the communityMaintain resident apartments, common areas, offices, grounds, and exterior spacesDevelop, perform, and track preventative maintenanceTroubleshoot and address HVAC, plumbing, electrical, and general building-maintenance issuesRespond promptly and professionally to resident and department work ordersCoordinate repairs and determine when outside vendors or contractors are necessaryManage vendor relationships and oversee contractor workMaintain equipment and building systems in safe operating conditionSupport apartment turns and ensure apartments are ready for new resident move-insConduct routine inspections and proactively identify maintenance needsMaintain appropriate maintenance records and documentationSupport life-safety systems, inspections, and regulatory readinessEnsure the community meets applicable safety requirements and company standardsMaintain organized maintenance areas, tools, equipment, and suppliesHelp monitor department expenses and maintenance suppliesPartner with the Executive Director and other department leadersProvide excellent service to residents, families, associates, and guestsDrive the community vehicle as neededRespond to urgent maintenance needs as required What You Bring Required Previous maintenance experiencePrevious maintenance leadership or supervisory experienceStrong hands-on knowledge of HVAC, plumbing, electrical, and general building maintenanceStrong troubleshooting and problem-solving abilitiesExperience with preventative maintenanceAbility to manage multiple priorities and work independentlyStrong organization and follow-throughProfessional communication and customer-service skillsValid driver's licenseAbility to respond appropriately to urgent maintenance situations Preferred Previous senior living, Assisted Living, healthcare, hospitality, multifamily housing, or similar facilities experiencePrevious Maintenance Director, Environmental Services Director, Facilities Manager, Chief Engineer, or comparable leadership experienceExperience coordinating vendors and contractorsExperience with apartment turns and move-in readinessKnowledge of life-safety systems, inspections, and regulatory requirements The Leader We're Looking For You'll likely be a strong fit at Calumet Trace if you: Take pride in the appearance and condition of your buildingDon't wait for someone else to point out what needs attentionAre comfortable fixing things yourselfKnow when it's appropriate to bring in a specialized vendorStay ahead of preventative maintenance instead of constantly reacting to emergenciesFollow through until a problem is completely resolvedCan prioritize resident needs and urgent repairs appropriatelyKeep your department, tools, records, and projects organizedCommunicate professionally with residents and familiesWork well with other department leadersUnderstand that you're working in our residents' home, not simply maintaining a commercial buildingAre dependable when the community needs you Why Calumet Trace?
