Maintenance Repair Worker

Job Summary

Maintenance Repair Workers perform a variety of specialized tasks in operating, maintaining, and repairing equipment common within buildings such as temperature control machinery, plumbing fixtures, and light fixtures. Maintenance Repair Workers commonly use tools such as wrenches, screwdrivers, ladders, and multimeters to complete their daily tasks. Work assignments are received through work orders, meetings, blueprints, and verbal instruction. Maintenance Repair Workers sometimes assist Plumbers, Electricians, and Refrigeration/HVAC Technicians regarding building maintenance. The employee keeps the supervisor informed on the progress of assigned tasks.

Requirements

• Driver's license
• Experience in routine preventive maintenance in at least two of the following areas: refrigeration/HVAC, electrical, or plumbing

Responsibilities

• Assists skilled trade workers with the completion of major skilled tasks by providing information about the repair, facility, and problem, as well as helping with the repair process to accomplish the project or repair in a timely and cost-effective manner.
• Coordinates the installation and maintenance of electrical equipment and appliances to maintain a safe and secure environment for employees and the public within the facility.
• Manages the availability of necessary equipment and supplies needed for frequent repairs and maintenance so work orders can be addressed and repairs or projects can be accomplished correctly and on time.
• Performs general building upkeep by identifying possible unsafe conditions and ensuring needed repairs are addressed to maintain a safe and secure facility for employees and the public.
• Performs general maintenance functions and minor repairs at the facility and grounds using a variety of hand tools to repair or replace worn or broken objects, such as handrails, doors, floors, and concrete to maintain the appearance and safety of the facility.
• Maintains and monitors the performance of heating, ventilation, air conditioning equipment, and refrigeration equipment by performing minor repairs and planned preventative maintenance to ensure operational equipment and a comfortable working environment.
• Manages the maintenance, building, and inspection of furniture and other facility items so they can be safely and properly used by those at the facility and to enhance the appearance of the building.
• Receives and processes maintenance requests from facility occupants via email, phone, written request, or other means and acts on the request by taking ownership or delegating to the appropriate party for completion to ensure a safe and comfortable environment for occupants and visitors.
• Manages the installation, repair, maintenance, and proper functioning of plumbing and water fixtures, such as faucets, toilets, and sinks, using hand tools and plumbing equipment to ensure the facility is safe, sanitary, and usable for employees and the public.

Physical Demands

Job involves moderate physical exertion required for occasional prolonged periods of standing, pushing, pulling, lifting, carrying, balancing, climbing, stooping, kneeling, crouching, or crawling. Work may involve occasional lifting of items or objects weighing up to 75 lbs.

Work Environment

Work is performed within employer-owned facilities such as offices, workshops, warehouses, or stations. Work involves use of various hand tools such as screwdrivers, wrenches, and multimeters. Work requires regular exposure to live electrical circuits and hot water pipes.
