Essential Job Functions
- Provides supervisory assistance and direction to all reporting personnel.
- Demonstrate and/or train personnel in the proper performance of a maintenance task and/or the safe and efficient use of tools and equipment.
- Direct routine facility and grounds maintenance for all Authority owned properties.
- Using work order systems, ensures that all emergency and routine maintenance situations are handled in a prompt and efficient manner, and that housing units are ready for occupancy with minimal vacancy time.
- Identifies, prioritizes, and directs work assignments of maintenance support staff.
- Develops and coordinates preventative maintenance schedules and ensures compliance with safety policies, federal, state, local laws and regulations.
- Recommends and implements actions to improve maintenance efficiency and effectiveness.
- Maintains appropriate files and prepares reports as directed or required.
- Performs routine and custodial/janitorial duties in housing units for incoming tenants.
- Cleans and maintains housing units, including washing windows, walls, and ceilings, emptying trash, sweeping, mopping, and vacuuming.
- Clean appliances such as stoves and refrigerators, moving appliances as required.
- Cleans and replaces light and fan covers.
- Perform all other custodial/janitorial duties customary in the cleaning and renovation of apartment units.
- Responds to maintenance requests (work orders) issued.
Description Of Duties And Responsibilities
- Performs routine and custodial/janitorial duties in housing units for incoming tenants.
- Performs minor plumbing tasks such as repairing and/or replacing toilets, faucets, valves, water heaters, and sinks using a variety of equipment such as plumbing snakes, pipe wrenches, soldering iron, propane torch, etc.
- Performs minor electrical tasks such as resetting circuit breakers, replacing 110v-220v outlets, changing light bulbs and globes, repairing light fixtures and outdoor lighting systems, switches, outlets, thermostats, timers, baseboard heaters, motors, pumps, etc.
- Inspects, replaces, and maintains structural components such as replacing glass.
- Performs structural repairs such as replacing glass, etc.
