Mechanic I Responsibilities
- Performs skilled building and equipment maintenance and construction tasks.
- Work involves a combination of skills in repairing such items as plumbing, heating, electrical and carpentry related.
- Mandatory snow removal and other on-call duties.
Essential Functions
- Repairs or replaces building fixtures and parts such as doors, windows, locks, walls, floors, ceilings, cabinets, etc.
- Maintains and repairs heating and hot water systems, including controls and ancillary equipment.
- Traces malfunctions and replaces fixtures such as safety devices, smoke detectors, thermostats, heating elements, and other mechanical equipment.
- Repairs or replaces electrical switches, outlets, light, ranges, disposals, refrigerators, thermostats, fuses, etc.
- Repairs or replaces plumbing fixtures such as faucets, toilets, sinks, drain lines, garbage disposals, etc.
- Inspects apartments, buildings and grounds for work to be done, vacancy or preventative maintenance program and performs necessary work.
- Makes recommendations to the foreman on upkeep of buildings, grounds, equipment and tools.
- Develops with the foreman various maintenance programs, tasks and schedules.
- Independently performs a wide range of building and mechanical repairs and maintenance functions.
- Assists with maintaining the inventory of materials and equipment necessary to complete work and in anticipation of future works.
- Assists foreman in ordering additional supplies and equipment.
- Performs other job-related duties as required.
Qualifications
- High school diploma or equivalent.
- Working knowledge of and skill in applying knowledge in plumbing, electricity, heating, carpentry and mechanical equipment.
- Working knowledge of the tools, materials, methods and standard practices used in the wide range of building maintenance work.
- Knowledge of occupational hazards and safety measures.
- Ability to read and interpret blue prints, drawings, and technical documents.
- Ability to perform complicated building maintenance tasks of varying difficulty independently.
- Ability to instruct and the direct the work of others.
- Ability to understand and carry out oral and written instructions.
- Ability to deal effectively with co-workers and tenants.
- Ability to make basic estimates of time and materials.
- Ability to maintain acceptable working relationships with co-workers and tenants.
- Ability to work in hazardous and adverse conditions such as snow, heat, cold, cramped quarters and high places.
- Ability to preparer work orders and time sheets.
- Knowledge of Massachusetts Building Codes and Massachusetts State Sanitary Codes.
- Ability to train and supervise maintenance employees.
- Valid driver’s license is required.
Physical Requirements
- Ability to bend, stoop, squat, kneel, crawl, reach, climb ladders and steps, push/pull/carry objects up to 50 pounds, walk/stand for up to 8 hours
Pay
$33.07 per hour, 40 hours/week, M-F 7:30 am – 4:00 pm.
Schedule
M-F 7:30 am – 4:00 pm.
