About the role
The Facility Maintenance Mechanic position at U.S. Facilities, Inc. (USF) is based in the Troy, Michigan area. This role requires a strong understanding of mechanical and electrical maintenance concepts and includes responsibilities such as preventive and corrective maintenance, troubleshooting, and assisting the onsite team.
Responsibilities
- Assists the onsite team with maintaining, operating, and troubleshooting mechanical/ electrical, HVAC systems - boilers, chillers, roof top units, plumbing and assorted equipment such as pumps, bearings, blowers, fans, gearboxes, air handlers, etc.
- Conducts preventive maintenance inspections and performs required preventative maintenance actions such as lubrication, coil cleaning, filter changes, fan belt replacement, etc.
- Understands company policies and guidelines.
- Safely performs functions of the position including following established safety guidelines such as job hazard analysis, lockout/tag out procedures and wearing PPE as required.
- Operates a variety of equipment such as hand tools, laptop computers, and diagnostic equipment/hardware to perform work.
- Demonstrates flexibility in the day-to-day activities and scheduling for the benefit of the customer.
- Possesses a strong understanding of general aspects of the job.
- May be required to perform additional or different duties from those set forth above to address business needs and changing business practices.
Requirements
- A High School Diploma/GED
- Boiler and Chiller experience is a must
- Good communicator (written and oral) with the ability to interact with other professionals, clients, administrative staff, and support staff
- HVAC, Electrical and Plumbing experience preferred
- Needs to provide basic hand tools and testing equipment
- A valid Driver’s License in good standing is required
- Must be able to pass a criminal background check and a pre-employment drug screen
- Must have a willingness to learn new skills and assist co-workers
Physical Requirements
- Some tasks will require repetitive wrist movement.
- Some tasks will require the ability to walk extensively through facilities during a workday.
- Requires the ability to climb extension ladders, lifts, roof ladders, stepladders, and stairs as needed during a workday.
- Requires the flexibility to bend/stoop, squat, kneel, reach/stretch, and move in a 90-degree fashion during the workday.
- Requires the ability to differentiate colors pertaining to wire color-coding.
- Requires the ability to read and understand the information contained in a variety of documents or displayed on a computer screen.
- Requires ability to use a variety of office equipment and to operate a computer keyboard to access databases, send/receive messages, and prepare documents.
- Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings, and presentations.
- Demonstrated fluency in computer use including the full Microsoft product line.
- Requires the ability to lift 50 lbs.
- Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.
Special Requirements
- Wear composite-toe safety shoes, safety glasses, gloves, hard hats, and other personal protective equipment as needed.
- Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.
Preferred Qualifications
- Commitment to maintaining a safe work environment, including applying proper safety practices and following procedures while performing maintenance tasks.
- Knowledge of drywall, patching, and painting.
- Knowledge of basic and electronic door-locking mechanisms.
- Knowledge of facility mechanical systems such as heating, cooling, and ventilation, plumbing, and electrical.
- Knowledge of machinery and equipment such as pumps, motors, gearboxes, supply and exhaust fans, power transmission components, cranes, and hoists.
- High attention to detail.
- Good verbal and written communication skills.
- Friendly, cooperative, customer service-minded attitude; team player.
- Ability to work with little or no direction at times.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Other Attributes
- Must be willing to work overtime when required.
- Upon emergencies it may be required to work holidays and weekends.
