What this job involves
The Facilities Maintenance Technician performs ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing, and other installed systems, equipment, and components. This role supports satisfactory client occupancy and operations through timely maintenance, inspections, and general facility upkeep. You will work collaboratively with the operations team to maintain building systems and equipment while ensuring compliance with all safety procedures and regulations.
- Perform assigned facility inspections and due diligence efforts, reporting on conditions impacting satisfactory client occupancy and operations while executing preventive and repair maintenance on mechanical, electrical, and plumbing systems.
- Complete general interior maintenance tasks including hanging pictures, installing keyboard trays, repairing office furniture systems and doors, and moving office furniture, machinery, equipment, and materials as requested.
- Replace lighting and ballasts, clean HVAC coils, change filters and belts, and assist the operations team in maintenance and repair of building equipment as directed.
- Complete hazard assessments as necessary and comply with all safety procedures, maintaining good housekeeping and safety of work areas.
- Recognize danger and safety hazards and propose methods to eliminate them while maintaining compliance with State, County, or City Ordinances, Codes, or Laws.
- Submit P-card receipts daily, update work order status in real time, and utilize CMMS systems such as 360 Facility for all work performed.
- Perform vehicle safety inspections and practice defensive driving at all times.
- Escalate problems or issues to customers and managers in a timely manner, attend work and safety meetings as required, and comply with all policies for safe storage, usage, and disposal of hazardous materials.
Minimum Requirements
- A high school diploma or equivalent
- 1-3 years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical
- A valid state driver's license
- Strong customer service and interpersonal skills
- Licenses as required by authority having jurisdiction
- Physical ability to lift up to 80 lbs., work from heights, frequently climb, bend, lift, kneel, stoop, and work/extend overhead
- Ability to work in adverse conditions (extreme cold, extreme hot) and drive for long periods of time
- Ability to climb a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs., climbing up to 30 feet
Preferred Qualifications
- 3rd party certifications in relevant trades
- Advanced technical certifications in HVAC, electrical, or plumbing systems
