About the role

As a Maintenance Manager, you will partner with the Community and Property Manager to cultivate a high-performing team, ensure adherence to Equity standards, and assist with tasks as needed. You will analyze the financial performance of the property, perform scheduled maintenance, and provide regular status reports.

Responsibilities

  • Partner with the Community Manager to achieve property objectives
  • Manage a team that adheres to Equity standards, handling resident service requests promptly and safely
  • Assist your team with performing various maintenance tasks and preparing market-ready apartments
  • Provide financial reporting and follow the community budget, making recommendations for expense minimization
  • Collaborate with the Property Manager on capital improvements and oversee inventory control and fiscal responsibility
  • Perform scheduled maintenance and prepare status reports
  • Respond to emergencies after normal business hours and on weekends when assigned on-call responsibilities

Requirements

  • Residential apartment service management experience, supporting over 250 units
  • Hands-on maintenance experience in plumbing, electrical, appliance, boiler, and HVAC/PTAC
  • Minimum of three years leading and managing a service team (mentoring, training, development, and performance management)
  • Experience providing fiscal oversight: expense mitigation, budget oversight, inventory costs, and control
  • High School diploma or equivalent
  • Knowledge of federal and state apartment housing laws
  • Experience working in a unionized environment
  • Valid driver’s license, good driving record, auto insurance, and reliable transportation if operating a motorized vehicle
  • Computer literacy and effective communication skills in English (oral and written)
  • Ability to troubleshoot and repair plumbing, electrical, appliances, HVAC/PTAC equipment, and perform interior repairs and painting
  • Ability to work any assigned shift, including weekends, and respond to emergencies after hours
  • Ability to perform physical activities including prolonged standing, walking, climbing, stooping, kneeling, lifting, and carrying materials up to 50 lbs
  • Use of a personal smartphone compliant with in-house security systems and operations software

Pay

$36.63 - $40.70/hour. Eligible for overtime pay and performance incentives. Starting pay determined based on job-related skills, experience, and qualifications.

Schedule

  • Monday–Friday: 9am–6pm
  • Rotating emergency on-call
