Responsibilities
- Partner with the Community and Property Manager to cultivate a high-performing team, ensuring adherence to Equity standards and assisting them with their tasks as needed.
- Analyze the financial performance of the property and help perform scheduled maintenance while providing regular status reports.
- Manage a team that adheres to Equity standards, handling resident service requests promptly and safely.
- Assist your team with performing various maintenance tasks and preparing market-ready apartments.
- Provide financial reporting and follow the community budget, making recommendations for expense minimization.
- Collaborate with the Property Manager on capital improvements and oversee inventory control and fiscal responsibility.
- Perform scheduled maintenance and prepare status reports.
Requirements
- Residential apartment service management experience, supporting over 250 units.
- Hands-on maintenance experience in areas including, but not limited to, plumbing, electrical, appliance, boiler, and HVAC/PTAC.
- Minimum of three years of leading and managing a service team (providing mentoring, training, and development, as well as driving performance against standards and issuing discipline as needed).
- Experience providing fiscal oversight over property service management: expense mitigation, budget oversight, inventory costs, and control.
- High School diploma or equivalent.
- Knowledge of federal and state apartment housing laws.
- Experience working in a unionized environment.
- A valid driver's license, good driving record, auto insurance, and reliable transportation if operating a motorized vehicle (e.g., car, golf cart) during work.
- Computer literacy and effective communication skills; must be able to communicate both orally and in writing in English for all work-related purposes.
- Ability to troubleshoot and repair plumbing, electrical, appliances, HVAC/PTAC equipment, and perform interior repairs and painting.
- Must be able to work any assigned shift, including weekends, and respond to emergencies after normal business hours when assigned on-call responsibilities.
- Ability to perform physical activities requiring considerable use of hands, arms, legs, and moving the whole body, including prolonged standing, walking, climbing, sweeping, stooping, kneeling, shoveling, crouching, lifting, and handling materials up to 50 lbs.
- Service team members must use their own smartphone with updated software, password protection, and compliance with in-house security systems and operations software.

Pay
$36.63 - $46.81/hour. Team members are eligible for overtime pay and performance incentives. The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications.
Schedule
- Monday-Friday: 9am-6pm.
- Rotating emergency on-call.
