Maintenance Manager - Benton Pointe
About the role
Greystar is a leading real estate platform offering property management, investment management, development, and construction services. The Maintenance Manager oversees maintenance operations and ensures the cleanliness and appearance of the community.
Responsibilities
- Completes work orders and routine upkeep
- Oversees “make-ready” process for vacant units
- Maintains cleanliness and appearance of grounds, amenities, and common areas
- Inspects work performed by other staff and contractors
- Maintains inventory of spare parts and supplies
- Performs preventative maintenance
- Develops and maintains budgets for repairs and maintenance
- Supports cost-cutting initiatives
- Conducts safety meetings and ensures compliance with safety regulations
- Treats residents and team members with respect and responds to maintenance-related inquiries
Qualifications
- High school diploma or equivalent
- Experience in property management maintenance, building maintenance, or related field
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, and equipment
- Ability to apply logical thinking to solve problems
- Effective customer service and interpersonal communication skills
- Proficiency in internet, word processing, spreadsheet, and database management software
- Basic mathematical skills
- EPA certifications Type I and II or Universal (if required)
- Valid driver’s license (if applicable)
Specialized Skills
- EPA certifications Type I and II or Universal (if required)
- All certifications required by State and Local jurisdictions
- Valid driver’s license (if applicable)
Travel / Physical Demands
- Stand, walk, and sit for extended periods
- Bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Work inside and outside in all weather conditions
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance
- Flexible work schedule, including evenings, weekends, and holidays
Additional Compensation
Base salary plus potential participation in quarterly or annual bonuses, depending on the role. Onsite property positions may also participate in weekly, monthly, and/or quarterly bonus programs.
