About the Role

This position is responsible for planning, organizing, and directing the general maintenance functions for the property to ensure residents a clean, safe, comfortable, and attractive place to live. The role also involves maintaining the property assets. Consistent attendance is essential, as this position is critical to the operation of the community.

Reports to: Community Manager
Supervises: All Service Personnel
Position Type: Exempt/Non-Exempt (classification depends on duties and responsibilities under the Fair Labor Standards Act).

Responsibilities

  • Abides by Fair Housing Laws.
  • Supervises and participates in on-site general maintenance and repairs, including HVAC, plumbing, electrical, mechanical, appliance repairs, painting, carpeting, carpentry, window repairs, and grounds maintenance.
  • Organizes turnover activities and preventive maintenance work; prioritizes work from work orders.
  • Orders supplies and maintains an inventory of maintenance supplies.
  • Ensures proper use of potentially dangerous products and chemicals.
  • Oversees work done by outside contractors and inspects all completed work; takes corrective actions when necessary.
  • Trains subordinate staff.
  • Participates in the selection of outside contractors and schedules their work.
  • Issues purchase orders and processes invoices.
  • Occasional duties include mending fences, cutting keys, trash pickup, lawn care, swimming pool cleaning, and shampooing carpets.
  • Other duties as assigned.

Requirements

  • Ability to read and write English.
  • Prior experience reflecting overall general mechanical aptitude and ability.
  • Valid Driver’s License (if operating a vehicle).
  • EPA Certificate for Freon Recovery; HVAC Certificate.
  • Current Fair Housing Certification.

Preferred Skills

  • Advanced training from a mechanical/supervising trade or technical school.
  • Prior experience as a Service Manager for a multi-unit property.

Physical Demands

  • Activities include walking, bending, stooping, reaching, kneeling, crawling, stretching, climbing stairs or ladders, and standing for extended periods.
  • Exposure to inclement weather, noise, dust, heat, and mechanical equipment.
  • Exposure to potentially dangerous products and chemicals.
  • Heavy lifting required.
  • Use of key-cutting machines, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment, and phones.

Schedule

Hours worked will coincide with the community’s hours of operation. This position may require after-hours emergency response and a rotating schedule for evening, weekend, and holiday service calls.
