Maintenance Manager

About the role

The Property Maintenance Manager oversees all maintenance, janitorial, and groundskeeping staff, ensuring the property remains clean, safe, and operational. This role requires strong leadership skills and a commitment to maintaining a hazard-free environment.

Responsibilities

• Completes work orders in a timely and accurate manner.
• Cleans up after work is complete.
• Performs repairs on the property, including painting, carpentry, and minor plumbing, electrical, air conditioning, and heating work.
• Sets up conference rooms and community spaces as needed.
• Maintains exterior common areas and grounds, including lawns, flowerbeds, shrubbery, parking areas, and trash pickup.
• Provides on-call maintenance service as directed.
• Responds to emergencies and completes incident/accident reports.
• Advises the Regional Property Manager on the overall condition of the property, including potential hazards.
• Manages day-to-day work activities and assignments for other maintenance, groundskeeping, and janitorial staff.
• Completes and accurately documents preventative maintenance activities through the Recurring Work Order process.
• Completes triannual unit inspections with the Property Manager and/or Regional Property Manager.
• Utilizes Yardi maintenance/work order system to record all maintenance work, including closing out work orders.
• Completes assigned training in a timely manner.
• Performs other related duties as assigned.
