Maintenance Manager
About the role
The Maintenance Manager will assist the Maintenance Director/Community Director in maintaining the property's physical condition to be safe, attractive, and comfortable. This includes establishing preventive maintenance programs, performing property and equipment inspections, maintaining the project inventory, supervising personnel, and assigning maintenance tasks. The Maintenance Manager is also accountable for preparing work schedules and ensuring compliance with all maintenance-related policies, ensuring that units and other property facilities remain in good working order.
Responsibilities
- Directly supervises Maintenance Technicians and employees, including hiring, training, performance management, and termination of direct reports.
- Manages the financial performance and operations within the approved maintenance budget, focusing on controlling expenses.
- Schedules, trains, supervises, and evaluates all subordinate maintenance personnel, ensuring compliance with required training.
- Prioritizes work orders and follows up on assignments to ensure timely completion.
- Ensures property goals for work order response and completion times are met.
- Establishes emergency on-call procedures.
- Manages all company-owned equipment and small tools.
- Conducts regular inspections of the property.
- Ensures compliance with all preventive maintenance procedures.
- Prepares Purchase Orders and orders all parts and supplies.
- Ensures compliance with Company policies and procedures.
- Assists in performing annual/semi-annual unit inspections.
- Assists in all aspects of the project’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
- Assists the Maintenance Director as requested.
- Contributes to resident retention programs.
- Ensures unsafe conditions are corrected in a timely manner.
- Learns and ensures compliance with all Company, local, state, and federal safety rules.
- Drives a Company vehicle or personal/rental vehicle for business more than 50% of the time.
- Performs tasks as needed, including handling service requests and preparing units for rent (e.g., painting and landscaping).
Requirements
- High School Diploma or GED (or equivalent) required.
- Advanced training or degree in building maintenance, management, construction, skilled trades, or related subjects preferred.
- 4-6 years of experience in building maintenance required.
- Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance required.
- 1-3 years of staff supervisory experience required.
- Previous experience with administrative reporting and Yardi preferred.
- Ability to perform physical work outdoors in all weather conditions and lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
- Willing and able to work occasional on-call shifts as needed.
- Basic understanding of safety practices.
- Daily use of technology platforms.
- Valid Driver’s License in state required.
- EPA 608 Certification required.
- OSHA-10 Training required.
Pay
Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and experience. The Company considers internal and external factors, including pay equity, as part of every final offer.
